Role Description

This is a full-time, on-site role based in Dubai, United Arab Emirates, for a Portfolio Acquisitions Manager – Short-Term Rentals.

The person in this role will identify, source, and evaluate potential residential properties suitable for luxury short-term rentals, conducting market research and financial analysis to build a high-performing portfolio.

They will build and maintain relationships with property owners, real estate agents, and developers, negotiating favorable acquisition and management terms aligned with LOMA’s standards.

The Portfolio Acquisitions Manager will oversee the onboarding of new properties, coordinating with operations, design, and revenue management to ensure each home meets brand, compliance, and profitability requirements.

Day-to-day responsibilities also include monitoring portfolio performance, recommending improvements, preparing regular reports for leadership, and representing LOMA at local industry events and networking opportunities.

Qualifications

  • Proven experience in property acquisitions, real estate investment, or portfolio management, ideally within short-term rentals, hospitality, or luxury real estate.
  • Strong skills in market research, financial modeling, and deal evaluation, with the ability to assess return on investment and risk.
  • Excellent negotiation, relationship management, and business development skills for engaging property owners, partners, and external stakeholders.
  • Solid understanding of the Dubai real estate market, regulation, and short-term rental trends, or strong willingness and ability to learn quickly.
  • Highly organized with strong project management skills and the ability to manage multiple acquisition opportunities simultaneously.
  • Effective written and verbal communication skills in English; additional languages commonly used in the region are an advantage.
  • Comfort with CRM tools, property management systems, spreadsheets, and other digital platforms used to track leads and portfolio performance.
  • Bachelor’s degree in Business, Real Estate, Finance, Hospitality Management, or a related field, or equivalent practical experience.
  • Ability to work on-site in Dubai, conduct property visits across the city, and occasionally work flexible hours based on owner and client availability.
