Job Purpose
The Manager – Retail Delivery is responsible for managing the end-to-end delivery and operational readiness of retail assets, ensuring seamless transition from project completion to business operations.
The role ensures retail spaces are delivered in line with approved designs, quality standards, statutory requirements, and tenant expectations.
The position acts as the key link between development, construction, leasing, operations, and facilities management teams to achieve timely handover, minimize delivery risks, and enable successful retail activation.
Retail Asset Delivery & Handover Management
- Manage the end-to-end retail delivery and handover process from project completion through operational readiness, ensuring assets are delivered on time, compliant, and ready for activation.
- Coordinate with project teams, consultants, contractors, and internal stakeholders to monitor retail asset progress and achieve successful handover milestones.
- Oversee testing, commissioning, snagging, and de-snagging activities to ensure retail units and common areas are delivered defect-free and operationally ready.
- Review project completion status, technical submissions, and handover documentation to ensure all retail assets meet approved requirements before acceptance.
- Drive final inspections, authority approvals, and completion certification processes to achieve timely retail opening readiness.
Retail Quality, Design & Compliance Management
- Ensure delivered retail spaces comply with approved design standards, brand guidelines, technical specifications, and quality expectations to protect asset value and customer experience.
- Monitor construction quality and delivery standards through regular inspections and audits to identify risks and ensure timely resolution of issues.
- Verify compliance with UAE regulations, authority requirements, health and safety standards, and environmental guidelines to achieve regulatory acceptance.
- Manage the completion and accuracy of retail handover documentation, including as-built drawings, O&M manuals, warranties, asset registers, and operational records.
Tenant Delivery & Operational Readiness
- Coordinate with Leasing, Retail Operations, and Facilities Management teams to ensure retail units are prepared for tenant fit-out, opening, and business operations.
- Facilitate tenant handover activities by ensuring spaces, services, and supporting infrastructure are ready in accordance with agreed delivery requirements.
- Support tenant-related technical coordination and resolve delivery issues to enhance tenant satisfaction and minimize delays to store opening.
- Establish processes for defect liability period (DLP) management to ensure timely closure of post-handover issues and maintain service standards.
Cross-Functional Stakeholder Management
- Collaborate with Development, Engineering, Design, Construction, Leasing, Finance, and Legal teams to align retail delivery activities with business objectives.
- Act as the primary coordination point between project delivery teams and operational stakeholders to ensure smooth transition from development to operations.
- Resolve delivery challenges and escalate critical risks to management to support timely decision-making and project completion.
- Coordinate commercial and contractual close-out activities with relevant teams to ensure completion of outstanding obligations.
Retail Delivery Performance & Governance
- Develop retail delivery KPIs, dashboards, and reporting mechanisms to track progress, risks, quality, and readiness status.
- Monitor delivery performance against approved timelines, budgets, and quality benchmarks to ensure achievement of business targets.
- Prepare regular management reports highlighting delivery status, key risks, mitigation actions, and handover readiness.
- Implement governance processes and continuous improvement initiatives to enhance retail delivery efficiency and stakeholder experience.
Team Leadership & Capability Development
- Lead and manage retail delivery team members, coordinators, and specialists to achieve project handover objectives effectively.
- Develop team capabilities in retail delivery processes, quality management, stakeholder coordination, and operational readiness.
- Promote a culture of accountability, collaboration, and customer focus to improve delivery outcomes and team performance.
Educational Qualification & Certifications
- Must have a Bachelor’s degree in Civil Engineering, Architecture, Construction Management, Real Estate Development, or related discipline.
- Professional certifications such as PMP, RICS, LEED, or equivalent are preferred.
Work Experience
- Must have a minimum of 5 years in Retail Delivery management experience with a prominent retail developer in the UAE.
- Must have a proven experience of managing large-scale retail, commercial, or mixed-use asset handovers from construction completion to operational readiness.
- Strong understanding of retail development lifecycle, tenant handover requirements, fit-out coordination, and UAE/GCC construction regulations.
Skills Required

- Ability to manage multiple projects, priorities, and deadlines in a fast-paced environment.

- Proficiency in ERP systems, CAFM platforms, project management tools, and handover management systems.
