Role overview

Responsibilities

• Source and evaluate opportunistic deals across residential, logistics/industrial, living, specialty, and mixed-use sectors, with selective office and retail opportunities.
• Lead underwriting and due diligence, including financial models, scenarios, sensitivity and downside analysis, business plans, and risk mitigation.
• Prepare investment memoranda and recommendations, present to principals, and participate in negotiations and structuring.
• Execute transactions end to end with legal, tax, technical, and environmental advisors; manage timelines, conditions, and closing.
• Manage assets by tracking performance against underwriting, budgets, capital expenditure, covenants, value creation, and exits.
• Build lender, broker, operating partner, and advisor relationships; monitor market trends, comparables, and capital flows.
• Underwrite credit investments, assessing borrowers, collateral, cash flows, security, intercreditor mechanics, and remedies.
• Maintain portfolio reporting, KPIs, and dashboards; contribute to reviews, valuations, and scenario planning.

Skills and experience

• 5–8+ years of real estate investing experience in buy-side, family office, private equity, credit, or principal development; exceptional candidates outside this range will be considered.
• UAE and GCC market experience is highly desirable.
• Advanced modeling skills, including equity waterfalls, debt sizing, development appraisals, loan structures, IRR/MOIC, and sensitivities.
• Track record sourcing or executing opportunistic, development, or credit transactions.
• Strong grasp of SPAs, JVAs, facility agreements, security, step-in rights, and development contracts.
• Commercial judgment, negotiation ability, owner’s mindset, autonomy, and accountability.
• Excellent written and verbal communication, investment writing, and board-ready materials.
• Relevant degree; RICS, CFA, CAIA, or similar is a plus.
