Building operations and maintenance
- Oversee daily operation, maintenance, and performance of MEP, HVAC, fire pumps, chillers, BMS, elevators, and other building systems.
- Ensure systems operate efficiently and comply with safety and regulatory standards.
- Conduct site inspections and troubleshoot issues early.
- Plan and monitor preventive and reactive maintenance, corrective work orders, and emergency repairs against schedules and service targets.
Reporting and coordination
- Prepare daily, weekly, and monthly reports, maintenance logs, incident records, and asset histories.
- Maintain documentation for compliance audits, inspections, and client requirements.
- Coordinate contractors, technicians, suppliers, and subcontractors to complete maintenance work.
- Review risk assessments, method statements, and contractor safety plans.
Stakeholders and resources
- Liaise between facilities operations, clients, tenants, and internal teams and respond to service requests and complaints.
- Manage maintenance materials, spare parts, tools, equipment, manpower, and resources for routine and emergency work.
- Provide technical direction and support to onsite technicians and engineers and attend breakdowns.
- Allocate work, monitor performance, guide junior staff, and maintain service continuity, including standby cover when required.
Safety and cost support
- Ensure health, safety, and environmental compliance, including fire and life safety requirements.
- Participate in HSE planning, risk assessments, and safety audits.
- Assist with quotations, cost estimates, and budget inputs and monitor maintenance and upgrade costs.
Employment and pay
- Job type is full-time and permanent.
- Advertised pay is AED 3,500 to AED 4,000 per month.
Requirements
- Oversee building MEP, HVAC, fire pump, chiller, BMS, elevator, and other building systems.
- Plan and monitor preventive maintenance, reactive maintenance, work orders, emergency repairs, and service-level performance.
- Coordinate service contractors, technicians, suppliers, and subcontractors to complete maintenance work.
- Review risk assessments, method statements, and contractor safety plans.
- Maintain maintenance records, reports, logs, incident records, and asset history for audits and client requirements.
- Support cost estimates, quotations, budgets, and cost-control initiatives for maintenance and upgrade work.
