Facilities Manager

Role overview

Leadership, governance, and finance

• Align sectional plans with departmental strategy and cross-functional objectives.
• Lead and develop the team, ensure efficient operations and policy compliance, and provide coaching and feedback.
• Monitor budgets, control costs, and report variances.
• Implement policies, procedures, HSE requirements, and regulatory controls; improve operational efficiency and prepare accurate reports.

Facilities management

• Oversee FM teams, service providers, contractors, vendors, PPM programs, life-safety systems, inspections, maintenance, and service delivery.
• Ensure compliance with statutory requirements, Civil Defense, DMT, and regulatory standards.
• Manage tenant requests, move-ins and move-outs, fit-outs, incidents, insurance matters, and vendor invoices.
• Maintain relationships with Property Managers, Asset Owners, tenants, and service providers.

Fit-outs and projects

• Lead building takeovers, handovers, snagging, and defect rectification.
• Review and approve fit-out submissions, MEP loads, technical drawings, and compliance requirements.
• Prepare scopes, BOQs, and tender documents; support contractor selection and procurement.
• Monitor execution, quality, safety, regulatory compliance, and handover; coordinate permits, NOCs, authority approvals, site interfaces, and completion.
• Provide fit-out technical support to leasing and asset management teams.

Capital expenditure and contracts

• Develop and manage annual and multi-year Capex programs, business cases, budgets, and plans for upgrades, refurbishments, and infrastructure improvements.
• Monitor project cost, schedule, quality, risks, and stakeholder reporting; ensure close-out documentation and certifications.
• Act as client-side lead for outsourced FM contracts; set and manage KPIs, SLAs, operational plans, performance reviews, and reporting.
• Resolve issues, drive continuous improvement, and manage contract renewals.

Education and experience

• Bachelor’s degree in Mechanical Engineering, Electrical Engineering, Facilities Management, or a related field.
• 7+ years of Facilities Management experience, including 3+ years in a facilities managerial role.
• Experience managing Grade A commercial office portfolios and outsourced FM providers.
• Strong Capex, refurbishment, fit-out, project delivery, and contractor management experience.
• Hands-on knowledge of commercial and retail fit-outs, authority approvals, and handovers.

Skills and credentials

• Proficiency in AI tools, CAFM systems (Maximo, MRI, SAP), and MS 365.
• Strong budgeting, vendor, contract, and stakeholder management skills; knowledge of UAE market practices and a customer-focused mindset.
• UAE driving license required.
• FM, Project Management, or Real Estate certifications (CFM, IFMA, PMP, RICS, MCIOB) are preferred.
