Role Overview
The Project Commercial Manager leads commercial, contractual, and financial management for large-scale MEP works on building and shopping mall projects.
The role carries project-wide commercial and financial accountability, protecting project value and contractual and legal integrity.
Prime Contract Management
- Administer the main FIDIC or bespoke contract and protect contractual rights and entitlements.
- Issue contractual notices within time bars and manage relationships with clients, consultants, engineers, and stakeholders.
- Advise project leadership and ensure compliance with contract terms, company policies, and governance.
Revenue, Variations, and Procurement
- Lead variation identification, pricing, submission, recovery, and negotiations to improve revenue and margins.
- Oversee monthly progress-payment applications, certification, and collection.
- Develop procurement strategy, negotiate subcontract and supply agreements, and ensure subcontract terms align with the main contract.
- Review subcontractor applications, valuations, variations, claims, and final accounts across MEP and other trade packages.
- Lead upstream and downstream final-account strategy and contractual flow-down.
Claims and Disputes
- Direct extension-of-time, disruption, and prolongation-cost claims and lead related negotiations.
- Identify disputes early, pursue mitigation or settlement, support formal proceedings, and maintain claim documentation.
Financial Reporting and Risk
- Own monthly CVR, cash-flow forecasts, cost reporting, and margin projections; deliver timely, accurate reports.
- Maintain the project risk register, mitigate commercial and financial risks, and report forecasts and key risks to project and corporate management.
Qualifications and Experience
- At least 12 years of commercial management experience, including 7 years in senior project commercial leadership in the GCC/Gulf region.
- Bachelor’s degree in Quantity Surveying, Civil Engineering, or Law.
- RICS membership or equivalent chartership preferred; a master’s in Construction Law or an LLM is preferred.
Knowledge and Skills
- Knowledge of construction contract administration, FIDIC, commercial governance, change management, claims, and dispute resolution.
- Knowledge of commercial risk, project financial controls, and procurement strategy.
- Skills in negotiations, variation settlements, commercial recovery, commercial reporting, forecasting, CVR, subcontract administration, and final accounts.
- Ability to lead commercial teams and represent the company in negotiations with project stakeholders.
