Internship program

Realty Income is recruiting seven interns across its Accounting and Finance teams for a 10-week summer program.

Interns will work on real-time challenges at the San Diego headquarters, receive training and mentorship, and present a defined project to senior stakeholders.

Interns may work across functions including Accounting, Asset Management, Corporate Leasing, Data Analytics, Data Engineering, Development, Finance Operations, Fund Accounting, Internal Audit, Investment Management, IT, Operational Excellence, and Machine Learning.

Strong performers may be considered for a part-time fall co-op or full-time offer after graduation.

What you will work on

  • Own an end-to-end project tied to a real business priority, such as portfolio analysis, process improvement, workflow evaluation, or a reusable model or tool.
  • Use AI tools to accelerate research, drafting, and analysis while validating outputs and surfacing risks and limitations.
  • Collaborate across departments and with business stakeholders.
  • Apply critical thinking, problem solving, and a digital-first mindset to business challenges.
  • Present to senior stakeholders at the conclusion of the program.

Required qualifications

  • Minimum cumulative GPA of 3.5 on a 4.0 scale.
  • Currently pursuing a B.A., B.S., or master's degree in Finance, Accounting, Tax, Business, or a related field; expected graduation date from December 2027 through June 2028.
  • Demonstrated interest in commercial real estate, finance, accounting, data, or technology through coursework, clubs, work, research, or independent projects.
  • Excellent communication and interpersonal skills, with ability to build relationships and collaborate across teams.
  • Strong critical thinking and problem-solving abilities.
  • Adaptability and learning agility in changing environments.
  • Data literacy and interest in using analytics to inform decisions.
  • Proficiency with Microsoft Office, especially Excel, Teams, and SharePoint, and ability to learn new tools quickly.
  • Active use of AI tools in studies or projects and ability to explain their strengths, limitations, and output-verification methods.
  • Organization, attention to detail, ownership of work product, and demonstrated integrity.

Preferred qualifications

  • Prior internship or related work experience is preferred.
  • Familiarity with industry-relevant tools, platforms, or data sources is preferred.
  • Experience presenting findings or recommendations to senior audiences is preferred.

Work arrangement

  • Hybrid schedule: Monday through Thursday in-office at the San Diego headquarters and Friday remote.

Compensation

  • Hourly compensation is $21.00 to $25.00, depending on skills, experience, knowledge, education, and abilities.
