Job summary
Oversee operation, maintenance, supervision, and management of building MEP and facility systems, particularly HVAC, fire fighting, fire alarm, and BMS.
Ensure systems operate safely and efficiently in accordance with approved standards, manufacturer recommendations, project requirements, and Qatar regulations.
Facility management operations
- Manage day-to-day technical operations of assigned facilities and buildings.
- Plan and monitor preventive, predictive, and corrective maintenance and coordinate emergency breakdowns.
- Inspect sites, allocate staff, monitor work orders, and keep maintenance and equipment records.
- Prepare daily, weekly, and monthly maintenance reports for management and clients.
HVAC systems
- Supervise HVAC and ACMV operation and maintenance, including chillers, AHUs, FCUs, FAHUs, ventilation, exhaust fans, pumps, and cooling towers.
- Monitor HVAC performance, temperature, pressure, airflow, and energy consumption.
- Plan maintenance, coordinate repairs and specialist contractors, and identify efficiency and cost improvements.
Fire protection and alarm systems
- Supervise inspection, testing, operation, and maintenance of fire fighting systems and equipment.
- Coordinate fire alarm testing, troubleshooting, maintenance, fault correction, and records.
- Understand fire alarm panels, detectors, MCPs, sounders, modules, interfaces, and associated devices.
BMS and maintenance
- Monitor BMS alarms, equipment status, trends, schedules, and system parameters.
- Coordinate BMS troubleshooting and programming issues with specialists and investigate abnormal conditions.
- Review maintenance checklists, analyze repeat failures, coordinate breakdown work, and minimize downtime.
- Ensure required spare parts are available and verify completed work meets quality standards.
Team and client coordination
- Supervise technicians, subcontractors, and specialist service providers; allocate tasks and monitor productivity.
- Conduct toolbox meetings and technical briefings when required.
- Coordinate contractor work and verify completion, service reports, workmanship, and compliance.
- Coordinate with clients, facility representatives, consultants, and stakeholders; attend meetings and respond to technical concerns.
Role requirements
- Strong technical knowledge of facility management operations and HVAC, fire fighting, fire alarm, and BMS systems.
- Hands-on experience in maintenance, troubleshooting, team supervision, client coordination, and contractor management.
- Working knowledge of fire alarm system components and BMS monitoring and control.
