Vice President (Projects)

Role Overview

Reporting and Location

• The position reports to the Managing Director.
• The listed location is the corporate office in Khar, Mumbai.
• The role includes regular site visits and oversight of projects across India.

Project Strategy and Planning

• Develop project strategies for new hotels, renovations, expansions, and refurbishment projects.
• Evaluate feasibility, scope, timelines, estimated costs, and resource requirements.
• Prepare plans, milestones, budgets, execution strategies, governance, reporting structures, and approval processes.

Hotel Development and Pre-Opening

• Lead new hotel development from concept through feasibility, site assessment, design, construction, procurement, commissioning, and opening.
• Coordinate with operations and pre-opening teams to ensure timely readiness of hotel departments.
• Ensure guestrooms, food and beverage outlets, public areas, back-of-house areas, staff facilities, kitchens, MEP services, and operational areas meet approved requirements.

Design and Construction

• Manage architects, interior designers, consultants, PMCs, and specialist agencies.
• Review design concepts, layouts, drawings, specifications, material selections, and design changes.
• Oversee construction, site visits, progress meetings, contractor compliance, quality, schedules, risks, delays, and corrective actions.

Budget and Commercial Management

• Develop and manage project budgets and CAPEX.
• Review BOQs, estimates, tenders, quotations, cost proposals, variations, and additional costs.
• Coordinate with Finance on project cash flow and CAPEX utilization.

Vendors and Procurement

• Identify, evaluate, appoint, and manage contractors, consultants, architects, and specialist agencies.
• Monitor contractual obligations, milestones, payment terms, deliverables, contractor performance, and work quality.
• Coordinate sourcing, specifications, samples, mock-ups, long-lead items, delivery schedules, and material quality.

MEP and Engineering Coordination

• Oversee electrical systems, HVAC, plumbing, fire and life safety, STP/WTP, DG and power systems, BMS, ELV systems, lifts, and kitchen equipment and services.
• Coordinate testing, commissioning, snagging, and final handover.

Requirements

• Experience overseeing hotel developments, renovations, refurbishments, expansions, or major capital projects.
• Ability to manage projects across planning, design, construction, procurement, commissioning, and operational handover.
• Ability to manage project budgets, CAPEX, expenditure, cost proposals, variations, and cash flow coordination.
• Ability to coordinate architects, interior designers, consultants, PMCs, contractors, engineers, procurement, finance, and hotel operations teams.
• Working knowledge of MEP, fire and life safety, power systems, BMS, ELV, lifts, kitchen services, and related hotel infrastructure.
• Ability to monitor schedules, milestones, quality standards, risks, dependencies, and corrective actions across multiple projects.
