Job Purpose

  • The Senior Mechanical Engineer is responsible for the operation, performance monitoring, technical oversight, and vendor management of all mechanical systems within the facility. These systems include but are not limited to HVAC systems, chilled water and district cooling systems, plumbing and hydronic systems, fire-fighting systems, LPG systems, BMU systems, elevators & escalators, fire doors and fire curtains, and smoke management systems
  • The role ensures operational reliability, statutory compliance, energy efficiency optimization, vendor performance management, and lifecycle planning of mechanical assets, while supporting the FM team with advanced technical expertise and engineering solutions.

Mechanical Systems Operation & Oversight

  • Oversee the operation, maintenance, and performance of HVAC systems, including chilled water systems, AHUs, FCUs, pumps, heat exchangers, and associated mechanical infrastructure.
  • Monitor district cooling system efficiency and optimise chilled water Delta-T performance.
  • Supervise plumbing and hydronic system operations, including pumps, pressure systems, drainage, and water distribution systems.
  • Oversee firefighting and fire protection systems in coordination with specialist vendors.
  • Manage BMU, LPG systems, fire curtains, fire doors, elevators and escalators in coordination with appointed third-party service providers.
  • Support smoke management system performance and ensure readiness for emergency scenarios.
  • Conduct system performance analysis and identify improvement opportunities.

Vendor & Contract Management

  • Manage and evaluate specialist service providers’ performance in line with SLAs and KPIs.
  • Conduct periodic vendor audits covering PPM compliance, breakdown response time, safety compliance, and quality of service.
  • Lead monthly vendor review meetings and ensure corrective action implementation.
  • Verify contractor works, installation, and modifications to ensure compliance with specifications and safety standards.
  • Ensure adherence to the approved 52-week maintenance plan and PPM schedule.

Technical Support & Engineering

  • Provide technical guidance to FM teams on HVAC troubleshooting, cooling performanceissues, system balancing, pump inefficiencies, and ventilation challenges.
  • Conduct HVAC load calculations and engineering assessments as required.
  • Assist in design reviews, commissioning verification, and technical assessments.
  • Lead mechanical engineering projects including upgrades, retrofits, and system enhancements.
  • Support root cause analysis during equipment failures and recurring breakdowns.
  • Provide lifecycle analysis and asset replacement planning recommendations.
  • Support CMP/CAFM operations, including asset validation, work order review, and performance tracking.

Energy & Sustainability

  • Identify and implement energy conservation measures across HVAC and mechanical systems.
  • Support development and monitoring of energy dashboards and performance analytics.
  • Propose innovative and cost-effective optimisation strategies.
  • Contribute to sustainability and carbon reduction initiatives.

Compliance & Documentation

  • Ensure compliance with local authority regulations (Dubai Civil Defence, Municipality, etc.), international standards (ASHRAE, NFPA, IEC where applicable), and client specifications.
  • Maintain accurate documentation, including asset registers, service reports, system logs, and technical documentation.
  • Provide monthly engineering performance reports, including breakdown analysis, system uptime, and energy performance.
  • Support audits and inspections by authorities and client representatives.

Emergency & Operational Support

  • Respond to emergency callouts related to mechanical systems (working hours / non-working hours/weekends).
  • Support incident investigations and technical reporting.
  • Ensure mechanical systems readiness for emergency scenarios.
  • Occupational and workplace Health and Safety responsibilities:

  • Information Security responsibilities:

  • Ensure whoever handles sensitive company information has taken the Security Awareness Training
  • Know how to report a security incident (to IT ServiceDesk or InfoSec).
  • Do not disable his/her OS firewall and/or Antivirus
  • Protect access accounts, privileges and associated passwords.
  • Maintain confidentiality and accountability of user accounts.
  • Bachelor’s degree or equivalent qualification in mechanical engineering or a closely related discipline from an accredited institution.
  • Professional certification (PE, PMP, CFM, FMP, LEED, ISO 50001, or equivalent) is highly desirable.

  • Bachelor’s degree or equivalent qualification in mechanical engineering or a closely related discipline from an accredited institution.

Experience

  • Minimum of 8 to 10 years of proven experience in mechanical and HVAC engineering within Facilities Management.
  • Experience in high-rise commercial buildings.
  • Hands-on experience with district cooling and chilled water systems.
  • Experience managing third-party service providers and vendor performance.
  • Demonstrated commissioning or witnessing experience for mechanical systems.
  • Strong familiarity with CAFM systems and AutoCAD.
