The Retrofit Manager is responsible for leading, planning, and delivering MEP retrofit, refurbishment, and energy efficiency projects across the company’s facilities portfolio.
The role focuses on identifying improvement opportunities, enhancing building performance, reducing energy consumption, modernizing aging assets, and ensuring all retrofit works are delivered safely, on time, within budget, and in compliance with applicable regulations and client requirements.
The Retrofit Manager will oversee the full project lifecycle—from technical assessments and solution design to execution, commissioning, and post-implementation performance monitoring—while coordinating internal teams, specialist contractors, consultants, and clients.
1. Project Planning & Delivery
- Lead end-to-end delivery of MEP retrofit and refurbishment projects across commercial, residential, retail, hospitality, healthcare, and mixed-use facilities.
- Manage retrofit initiatives including HVAC upgrades, chiller optimization, BMS improvements, lighting retrofits, pump and motor replacements, electrical system upgrades, water-saving systems, and other energy performance enhancement works.
- Develop project scopes, technical specifications, cost estimates, timelines, and resource plans.
- Ensure projects are delivered in accordance with approved budgets, schedules, quality standards, and contractual obligations.
- Oversee project execution from design review, procurement support, contractor mobilization, installation, testing, commissioning, handover, and close-out.
2. Energy Efficiency & Sustainability
- Identify and recommend opportunities for energy savings, operational efficiency, and lifecycle cost reduction across facilities.
- Support the implementation of energy conservation measures (ECMs) and sustainability improvement initiatives.
- Analyze energy consumption trends, building performance data, and equipment condition to propose technically sound retrofit solutions.
- Work closely with energy auditors, OEMs, and consultants to develop business cases for retrofit and efficiency improvement projects.
- Monitor and report on project outcomes, including energy savings, ROI, payback period, and operational performance improvements.
3. Technical Oversight
- Provide technical leadership on MEP systems including HVAC, electrical, plumbing, firefighting, controls, and automation systems.
- Review drawings, technical submittals, method statements, material specifications, and shop drawings to ensure compliance with project requirements.
- Conduct site surveys, technical assessments, asset evaluations, and feasibility studies for retrofit and refurbishment works.
- Ensure compatibility of new systems with existing infrastructure and minimize disruption to ongoing facility operations.
- Support troubleshooting and resolution of technical issues during project execution and post-handover stages.
4. Stakeholder & Client Management
- Act as the key focal point for clients, consultants, contractors, and internal stakeholders for all assigned retrofit projects.
- Engage with clients to understand operational needs, budget considerations, and performance objectives.
- Present technical proposals, project updates, risks, and recommendations to senior management and clients.
- Coordinate with operations, maintenance, procurement, HSE, commercial, and finance teams to ensure smooth project delivery.
- Build strong relationships with suppliers, OEMs, ESCOs, and specialized subcontractors.
5. Performance Monitoring & Continuous Improvement
- Track project KPIs including schedule adherence, cost control, quality, energy savings, and client satisfaction.
- Conduct post-project reviews to assess outcomes, lessons learned, and improvement opportunities.
- Support development of retrofit standards, project delivery processes, and technical best practices within the FM organization.
- Maintain accurate project documentation, reports, risk registers, change logs, and close-out records.
- Identify innovation opportunities in smart building technologies, automation, energy monitoring, and asset optimization.
Qualifications/Requirements
- Bachelor’s degree in mechanical engineering, Electrical Engineering, Electromechanical Engineering, or related discipline.
- Master’s degree or professional certifications in Project Management, Energy Management, or Sustainability will be an advantage.
- PMP, PRINCE2, CEM, CMVP, LEED, or similar certification is preferred.
- Minimum 8–12 years of relevant experience in facilities management, MEP projects, building retrofit, or refurbishment projects.
- At least 4–5 years in a managerial or project leadership role handling retrofit and energy efficiency projects.
- Proven experience in managing MEP retrofit projects in large buildings or multi-site FM portfolios.
- Strong exposure to refurbishment, asset modernization, energy-saving projects, and operational improvement initiatives.
- Experience working in a large FM company, MEP contractor, ESCO, or property management environment is highly desirable.
