FyneHand is mandated to hire for the position of Project Director – Super Tall Residential Construction

Our client, a leading organization focused on developing premium residential, commercial, and mixed-use spaces, is seeking to hire a Project Director to be based in Dubai.

With a strong presence across major cities, our client has built a diverse portfolio that combines modern design, functionality, and world-class infrastructure to deliver exceptional living and business environments.

Role Overview:

The Project Director will lead the end-to-end execution from commencement to completion. This includes overseeing planning, design development & coordination, construction management, contract administration, cost and time control, and stakeholder engagement. The role demands strong technical expertise, leadership, and a proven record of delivering complex, large-scale developments in India / abroad.

Key Responsibilities:

1. Project Leadership & Planning

• Define the overall project strategy, execution plan, and detailed schedule in coordination with management and consultants
• Lead and coordinate multi-disciplinary teams including design, engineering, procurement, construction, and quality
• Ensure compliance with local building codes, statutory regulations, and environmental norms

2. Design & Technical Coordination

• Oversee coordination of advanced engineering design between structural, MEP, façade, and interior design consultants
• Ensure that value engineering and constructability reviews are integrated into design development
• Approve major design decisions ensuring alignment with project objectives and budget

3. Construction Management

• Oversee construction execution for high-rise structures including deep foundations, core & shell, vertical transportation, façade systems, and high-end finishes
• Ensure strict adherence to quality, safety, and timeline objectives
• Monitor progress through regular site reviews, schedule tracking, and project reporting

4. Budgeting & Cost Control

• Monitor project budgets, cost forecasts, and cash flow and control for changes escalations
• Review and approve tender documents, contracts, and variations
• Ensure cost optimization through effective vendor management and value engineering

5. Contracts & Procurement

• Coordinate and oversee tendering, bid evaluation, and award processes for major packages (civil, MEP, façade, interiors, etc.)
• Manage contract administration and claims resolution

6. Stakeholder & Regulatory Management

• Represent the company in project review meetings and regulatory discussions
• Manage internal stakeholders of Sales, CRM and various other functions
• Advise Leadership in decision making

7. Risk & Quality Management

• Identify project risks and develop mitigation strategies
• Implement robust quality assurance systems and EHS protocols in compliance with Indian and international standards

8. Team Leadership

• Build and lead a high-performing project management team
• Ensure teams take proactive action to escalate issues, mitigate overruns in time and cost
• Foster a culture of accountability, collaboration, and continuous improvement

Qualifications & Work Experience:

• Graduate in Civil Engineering (mandatory); M.Tech / MBA in Project Management preferred
• Minimum 20–25 years in large-scale building construction with at least 5-7 years in leadership roles managing super tall buildings (70+ floors) and familiar with advanced engineering
• Proven experience with international quality and safety standards
• Candidate must have successfully delivered at least one full cycle of a super tall structures preferably in Mumbai (from start to completion)
• Strong Civil expertise, and good working knowledge/experience in MEP systems
• Experience in GCC high-rise/super tall construction will be considered an additional advantage
• Strong understanding of modern construction technologies, MEP systems, and façade engineering required for Super Tall building Construction
• India/international experience working with reputed developers, PMC firms, or EPC contractors
• Candidates with experience with Tier-1 Global real estate developers / Construction management / contracting firms and exposure to BIM and digital project monitoring tools preferred
• Experience of delivering (excavation till handover) super tall buildings (300 meters and above)
• Expat professionals currently based in UAE/GCC and willing to relocate to Mumbai, India, are strongly encouraged to apply

• Awareness of industry best practices and latest trends
• Awareness and understanding of commercial, legal and regulatory aspects
• Quality and process orientation with exposure and experience in implementing quality systems & risk management
