About This Role
Job Purpose
The FM Engineer (MEP) is responsible for managing tenant fit-out coordination, ensuring MEP systems compliance, overseeing testing and commissioning, and supporting day-to-day FM operations including PPM and reactive maintenance.
The role ensures tenant works align with mall standards, safety requirements, and operational continuity.
– Tenant Fit-Out Coordination
- Act as FM focal point for tenant fit-out MEP activities.
- Participate in coordination meetings with tenants, consultants, and contractors.
- Review tenant MEP drawings and method statements.
- Conduct joint site inspections to identify defects and non-compliance.
- Ensure compliance with approved drawings, authority regulations, and mall standards.
- Recommend tenant clearances only after FM and consultant sign-off.
Testing, Commissioning & Handover
- Oversee testing, commissioning, and balancing of tenant MEP systems.
- Verify test reports, as-built drawings, O&M manuals, and warranties.
- Ensure proper integration with base building systems.
- Participate in final inspections and snag closure.
FM Operations & Maintenance
- Supervise PPM activities for HVAC, Electrical, Plumbing, and Fire systems.
- Monitor reactive maintenance within agreed SLAs.
- Coordinate with FM vendors and mall teams for smooth operations.
- Support fault diagnosis and corrective actions.
Qualifications
- Bachelor’s Degree or Diploma in Mechanical / Electrical Engineering or equivalent MEP discipline.
Experience
- 5–8 years of experience in Facility Management or MEP engineering.
- Strong experience in tenant fit-out coordination and FM operations.
- Mall or large commercial project experience preferred.
& Competencies
- Strong MEP technical knowledge.
- Ability to review drawings and specifications.
- Good communication and coordination skills.
