Roles, Responsibilities, Duties
- Inspect the apartment in the end of lease within the agreed time frame.
- Evaluate the condition of the apartment.
- Fix the scope of works to restore the apartment to high quality.
- Identify tenant violations from the total scope of works.
- Negotiate with the service provider for best price.
- Check the cleanliness and health of the building, store rooms, plant rooms and surroundings
- Verify PPM activities being completed in a safe and professional way.
- Inspect aesthetics of the building
- Inspect all MEP assets and verify its conditions and performance.
- Prepare detailed report and sent to FM Service providers for rectification.
- Ensure all works in the community are being completed in a safe and professional way.
- Ensure the FM service providers are completing the works under the SLAs and KPIs.
- Cross check and verify variation job proposals from FMSPs and approve the work completion reports.
- Verify and certify all supporting documents submitting by FMSPs for invoicing.
- Obtain weekly utility consumption details from FMSPs and analyse
- Find out the variation and ask acceptable justification from FMSPs
- Study the trend and find out the root causes for the variation
- Rectification of any abnormalities which causes the high consumption
- Ensure the precautionary measures are being taken and implemented by FMSPs for controlling the consumption
- Recommend energy saving initiatives to client.
- Maintain the monthly compliance tracker
- Verification of all statutory certificates and ensure all are valid
- Follow up for the renewal of the expired certificates proactively
- Study the latest norms from local authorities and suggest cost effective methods to clients
- Coordinate with FM Service provider & Building main contractor to close out all snags during DLP period.
- Attend all testing & commissioning events in the building as part of DLP management.
- Attend all trainings as part of take over the asset or system as part of DLP management.
- Ensure the complete snags has been taken & rectified successfully on time.
- Manage & maintain technical library & attic stocks in the building.
- Work closely with leasing department for smooth handing over of each residential & retail units to the tenant.
- Manage all fit-out works in the retail units & ensure it is progressing as per the authority regulations & within agreed time frame.
- Assist the stake holders with technical advices upon request.
- Check the quality of building cleaning & hospitality regularly.
- Monitor security services and validate incident reports.
- Report the incident to insurance provider timely for claiming & follow up till the work completed.
Experience and Skills Requirements
- **Experience:**
- Open to Freshers only
- **Education:**
- Candidates must have completed their graduation (degree holders only will be considered)
- **Nationality Requirement:**
- Only UAE Nationals with a valid Family Book will be considered
- **Education:**
- Bachelor’s degree in mechanical or electrical engineering (mandatory).
- **Availability:**
- Only candidates available for immediate joining will be considered
