Facilities Manager

Position overview

Facilities operations and maintenance

• Manage daily operations, maintenance schedules, inspections, repairs, breakdowns, work orders, and service requests.
• Oversee HVAC, electrical, plumbing, fire protection, lifts, generators, lighting, BMS, and other M&E systems as applicable.
• Maintain asset records, maintenance histories, warranties, lifecycle requirements, service reports, and facility documentation.

Contractors, compliance, and safety

• Manage contractors, suppliers, quotations, scopes, service agreements, contracts, SLAs, KPIs, permits, site access, and safe working procedures.
• Maintain compliance records and ensure facilities meet company policies, statutory requirements, building regulations, environmental requirements, and safety standards.
• Coordinate risk assessments, emergency response, business continuity, fire drills, evacuation procedures, and corrective actions.

Budgets, services, and projects

• Manage facilities budgets, operating expenses, maintenance costs, utilities, capital expenditure, and cost-saving opportunities.
• Coordinate workplace services including cleaning, security, landscaping, pest control, waste management, and reception where applicable.
• Coordinate refurbishment, fit-out, relocation, expansion, and improvement projects, supporting design review, commissioning, handover, and defect resolution.

Reporting and leadership

• Investigate recurring failures, coordinate root-cause analysis, and improve reliability, efficiency, energy performance, and service quality.
• Prepare management reports on maintenance, incidents, costs, KPIs, vendor performance, risks, and facility conditions.
• Lead and develop facilities, engineering, maintenance, and support teams; allocate work, monitor performance, and maintain operational coverage.

Qualifications and experience

• Diploma or bachelor’s degree in Facilities Management, Engineering, Building Services, Property Management, Business Administration, or a related discipline.
• Proven experience in facilities management, building operations, engineering, property management, maintenance, or a related environment.
• Knowledge of building M&E systems, maintenance programs, contractors, service agreements, safety, compliance, and emergency procedures.
• Experience with CMMS, CAFM, BMS, ERP, asset systems, budgeting, procurement, vendor management, and Microsoft Office.

Candidate capabilities

• Strong leadership, communication, negotiation, problem-solving, organization, and stakeholder-management abilities.
• Professional certifications such as CFM, FMP, IFMA, NEBOSH, or IOSH are an advantage.
• Large-scale facility sector experience is an advantage; availability outside normal hours, on weekends, public holidays, or for emergency on-call support may be required.
