Commercial & Procurement Manager

Role overview

Responsibilities

• Manage commercial and procurement activities across real estate development projects.
• Oversee tendering, RFQs, RFPs, bid evaluations, and contractor selection.
• Review BOQs, project budgets, cost estimates, and commercial proposals.
• Negotiate contracts, pricing, payment terms, and commercial agreements with contractors, consultants, and suppliers.
• Manage procurement planning, vendor sourcing, evaluation, and selection.
• Monitor project costs, cash flow forecasts, budgets, and cost variations.
• Review contractor payment applications, variation orders, and commercial claims.
• Ensure contractual, company-policy, and project-requirement compliance.
• Coordinate with Project Management, Engineering, Finance, and Legal departments.
• Identify cost-saving opportunities while maintaining quality and project timelines.
• Prepare commercial reports, procurement updates, and cost analyses for senior management.

Requirements

• Bachelor's degree in Civil Engineering, Quantity Surveying, Construction Management, Supply Chain Management, or a related field.
• Minimum 8–10 years of relevant experience, including significant UAE commercial management and procurement experience.
• Previous experience with a UAE real estate developer is mandatory.
• Strong understanding of construction contracts, tendering, BOQs, budgeting, and cost control.
• Proven experience in contractor negotiations, procurement strategies, and contract administration.
• Knowledge of UAE construction practices, local suppliers, contractors, and regulatory requirements.
• Strong analytical, negotiation, communication, and leadership skills.
• Proficiency in MS Excel and relevant ERP or procurement management systems.
• Ability to independently manage both commercial and procurement functions.
