Job Purpose
- To supervise and lead a number of line maintenance teams to provide effective engineering and maintenance services covering building services including mechanical, electrical and plumbing facilities for Dubai Metro.
- To assist Operations Manager, Senior Engineer, Assistant Manager in providing effective technical support to the line maintenance team responsible for all aspects of hard Services Operations related engineering and maintenance works within the premises of Dubai Metro Project.
- Good knowledge of Building Management System, SCADA & VFDs.
- Knowledge of Tunnel Ventilation System is a plus.
Key Accountabilities
- Lead and give guidance to a number of Supervisors and technicians hard services operations teams in carrying out all level of preventive and corrective maintenance activities and minor modifications on Mechanical, Electrical & Plumbing facilities covering station tunnel ventilation, heat exchanger ventilation & air-conditioning, lighting system, uninterrupted power supplies. Some of these systems are installed along trackside, whilst others can be found in stations and still some others in depots.
- Coordinate with assigned Subcontractors on Fire Systems, Automatic Sliding Doors, Water Tanks Cleaning, etc.
- Comply with Enova and Dubai Metro HSEQ requirements and lead the team to ensure a Zero Incident environment is maintained at all times.
- Coordinate and allocate resources, spares, consumables to all aspects of technical activities to building services on a day-to-day basis.
- Supervise and diagnose cause of electrical or mechanical malfunction or failure of operational equipment, replace faulty equipment and handover/taken back to the electro-mechanical workshop for repair.
- Lead the line maintenance team in carrying out functional test, troubleshoot, and assemble/disassemble tests as required, repair and replace defective parts in motors, relays, switches, panel boxes, remote control equipment, gear boxes and other electrical and mechanical assemblies associated to station automated doors, building automated doors, portable electrical equipment, fire
- detection/suppression (FPS), tunnel ventilation, heat exchanger ventilation & air-conditioning, lighting system, uninterrupted power supplies.
- Follow the relevant maintenance procedures and instructions to ensure compliance with Dubai Metro requirements.
- Ensure operations KPIs are met and there is no “NC” with regard to response time, repair time, PM WO accomplishment.
- Review the fault reports, Prepare PM plan for the effective utilization and optimization of resources.
- Prepare Abnormality reports for PM finding / Inaccessibility Reports/ Condition Survey Reports/ Incident Report and plan an action for rectification accordingly.
- Report in a timely manner to Manager Operations/ Assistant Manager/ Senior Engineers.
- Ensure regular review of Tools, Spare inventory, and order the required spares and tools in advance.
- Ensure the Tools used by his team are calibrated and are in good conditions.
- Maintain accurate maintenance records of hard services including Mechanical, Electrical & Plumbing facilities, equipment performance, work accomplished and other information using a computerized maintenance management system.
- Inspecting and maintaining Tunnel Ventilation System as stipulated in Maintenance Plan,
- Communicating with Control Centre Controllers & Client Representative.
- Ensure ZERO HARM culture implemented within the team.
- Has Work experience on IBM Maximo system (MMS).
- Experience in Building Management System (BMS) or Environmental Control System (ECS).
- Has Knowledge and hands on experience in multiple BMS and PLC protocol.
- Able to do programming and configuration for the BMS and ECS systems and components.
Qualifications, Experiences, & Skills
- Ability to prepare engineering data analysis, reporting, maintenance and testing procedures, equipment specifications, method statements, risk assessments.
- Possess good communication skills and the ability to manage multiple tasks efficiently and work productively in a fast-paced, team-oriented environment.
- Possess strong PC skills including proficiency with MS Outlook, Word, Excel and Power Point applications and ability to learn new software based applications.
- Maximo Knowledge is a plus
- Ideally a degree holder or higher diploma in mechanical or electrical engineering discipline or equivalent;
- Preferably with 3 years of supervisory and management experience in supervising a team of Mechanical, Electrical & Plumbing Services Technicians and/or 2 years of working experience as Mechanical, Electrical & Plumbing Services Team Leader to carry out the maintenance activities.
