Key Responsibilities
- Assist with the day-to-day maintenance of mechanical, electrical, plumbing, and HVAC/R systems
- Perform preventive maintenance and necessary repairs on building equipment
- Monitor and ensure proper daily operation of HVAC/R systems
- Replace air filters, adjust and replace belts, lubricate bearings, and repair motors and capacitors
- Clean cooling towers and punch/clean chiller tubes
- Conduct water treatment testing and evaluations
- Service restroom plumbing systems, including snaking and augering drains
- Generate and rekey building keys using the Schlage key system
- Complete minor drywall repairs and painting
- Communicate equipment issues and operational concerns to the Chief Engineer
- Maintain a clean and safe working environment
Qualifications
- EPA 608 Universal Certification (required)
- Working knowledge of HVAC/R systems
- Experience with Energy Management Systems (EMS)
- Basic plumbing and carpentry skills
- Ability to troubleshoot mechanical and electrical equipment
- Strong attention to detail and commitment to safety
- Bilingual (English/Spanish) preferred
- Basic computer proficiency
Preferred Experience
Experience in commercial high-rise building operations
Exposure to preventive maintenance programs
Familiarity with cooling towers, chillers, and water treatment processes
