First Washington Realty is a privately held, vertically integrated real estate investment and management firm founded in 1983.
It owns and manages roughly $9 billion of open-air, grocery-anchored shopping centers across 21 states and the District of Columbia.
Acquisitions, leasing, development, and property management all sit in-house.
Leasing Track (Bethesda, MD)
- Learn how shopping centers are merchandised and how tenant mix drives value.
- Research and target prospective tenants.
- Build the trade-area and market story that makes a space compelling.
- Produce lease profiles, rent rolls, expirations, and tenant mix analysis reports.
Investments & Development Track (Bethesda, MD)
- Sit with the teams that make buy, sell, and hold decisions and the teams that bring projects out of the ground.
- Build and manipulate financial analyses in Excel.
- Support live acquisitions and dispositions.
- Contribute to site planning and development work behind capital allocation decisions.
Investments Track (San Diego, CA)
- Underwrite live deals and present recommendations.
- Build and stress investment models.
- Turn market activity from a range of data sources into actionable insight for the investment team.
- Support underwriting, financial analysis, and portfolio strategy for the West Coast retail portfolio.
The Capstone
- All three interns work together across both offices on a single portfolio asset with a live decision attached.
- The capstone is assigned in week one with protected time each week.
- It is presented in the final week to FWR's executive leadership team.
- Every intern leaves with a deliverable owned for their team plus the capstone.
Who Should Apply
- Rising juniors and seniors enrolled full time in a real estate program or a related field such as finance or economics.
- Comfortable in Excel from coursework, a case competition, or a prior internship.
- Able to work in a spreadsheet you did not build.
- Attention to detail, clear writing and speaking, and curiosity about how deals get done.
- Comfort working alongside senior professionals.
- Analytical ability is assessed through a short exercise during interviews.
The Details
- Duration: eight weeks.
- Schedule: full-time, in office.
- Pay: $30.00 per hour.
