Site Supervisor / FM Inspector

Role overview

Inspection and reporting

• Inspect buildings, facilities, common areas, plant rooms, service areas, and other FM sites.
• Inspect MEP and FM works and identify defects, incomplete work, maintenance needs, and quality issues; prepare snag lists.
• Prepare inspection, snag, progress, PPM, and completion reports with photographs.
• Re-inspect and de-snag completed works to verify required quality standards.

Maintenance and site coordination

• Coordinate technicians, supervisors, engineers, contractors, and subcontractors for maintenance, snag rectification, and pending activities.
• Monitor AMC, PPM, breakdowns, reactive maintenance, work orders, service calls, and project activities.
• Ensure scheduled PPM and maintenance are completed on time and properly documented.
• Monitor work quality and progress across HVAC, electrical, plumbing, civil, fire alarm, firefighting, and other FM services.
• Supervise workers and technicians and monitor manpower, attendance, tools, materials, and daily site activities.
• Monitor subcontractors and verify work completion.

Tracking, closure, and client coordination

• Maintain daily through yearly PPM trackers and reports and update completed, ongoing, delayed, and pending activities.
• Complete work orders, checklists, service reports, PPM records, and other required documents.
• Follow up on breakdowns, complaints, emergency works, quotations, material needs, approvals, and corrective actions.
• Inspect completed works before recommending client approval and final closure; follow issues through rectification and closure.
• Attend site meetings with clients, consultants, contractors, subcontractors, and internal teams; monitor housekeeping, safety, access, and working conditions.
• Report technical issues, delays, resource needs, safety concerns, and unresolved work to the FM Engineer or Manager; assist with monthly FM/AMC, client, project, and presentation reports.
• Maintain records of inspections, AMC, PPM, work orders, breakdowns, snagging, project activities, photographs, and closure documents.

Education and experience

• Diploma or bachelor's degree.
• 3–5 years of relevant UAE Facility Management experience.
• Practical experience in site supervision, building maintenance, inspection, snagging, and de-snagging.
• Experience supervising and coordinating maintenance technicians and workers.

Technical and reporting skills

• Good knowledge of HVAC, electrical, plumbing, civil, and general MEP maintenance.
• Ability to identify defects and assess completed-work quality.
• Knowledge of quotations, snag lists, inspection reports, checklists, PPM reports, work-status reports, and completion reports.
• Knowledge of FM reporting, documentation, and tracker preparation.
• Good knowledge of Microsoft Excel, Word, and PowerPoint.

Coordination and other qualifications

• Strong site supervision, project coordination, and administrative skills.
• Good communication and coordination with clients, consultants, contractors, and subcontractors.
• Strong follow-up, organizational, and problem-solving skills; ability to work independently and manage multiple site requirements.
• UAE driving license is an advantage.
