Site Project Manager - Civil / Residential Projects

Alomar Holding Company is a leading Saudi-based diversified holding group specializing in real estate development and property management. As part of our ongoing growth in Riyadh, we are seeking a Site Project Manager to oversee the execution of residential construction projects, ensuring delivery to the highest standards.

This role is pivotal in managing all aspects of site operations, from early construction phases through handover and closeout. You will lead multidisciplinary teams, coordinate with stakeholders, and ensure projects are completed safely, efficiently, and within budget.

Key responsibilities include:

• Managing daily on-site execution of residential construction projects from initiation to final delivery and closeout
• Leading and supervising site teams, subcontractors, suppliers, and labor to ensure smooth operations
• Coordinating civil, structural, architectural, finishing, fit-out, and MEP interface activities
• Collaborating with consultants and client representatives, overseeing inspections, approvals, RFIs, NCRs, and site instructions
• Controlling progress, quality, safety, procurement, and documentation to meet approved specifications, budget, and schedule
• Reviewing and managing drawings, specifications, BOQs, schedules, method statements, material submittals, and inspection requests
• Preparing progress reports, lookahead schedules, site updates, and management reports; identifying delays and implementing recovery plans
• Supporting payment applications, quantity verification, variation orders, and claims in coordination with QS/cost control teams
• Leading snagging/de-snagging, testing/commissioning coordination, handover documentation, and closeout processes

Requirements Required Qualifications:

• Bachelor's degree in Civil Engineering
• 8+ years of construction/project management experience, including at least 3 years in a site leadership role such as Project Manager or Site Project Manager
• Extensive contractor-side residential construction experience managing projects from early construction through handover (villas, townhouses, apartments, compounds)
• On-site execution experience across civil, structural, architectural, and finishing/fit-out works on residential projects
• Strong proficiency with Primavera P6 and/or MS Project
• Experience managing construction execution using project schedules, lookahead planning, quality control procedures, inspection workflows, subcontractor coordination, and handover processes
• Experience coordinating MEP interface activities with MEP teams/subcontractors and collaborating with consultants and developer/client representatives for inspections, approvals, RFIs, NCRs, and site instructions
• Ability to work full-time on construction sites, conduct regular site inspections, and participate in progress walks and coordination meetings
• Saudi Council of Engineers registration (or eligibility to register/transfer classification)
• Professional/business English proficiency
• Eligibility to work in Saudi Arabia

Preferred Qualifications:

• Working proficiency with AutoCAD
• PMP certification
• Experience producing progress reports, lookahead plans, tracking delays, and implementing recovery actions on construction projects
• Experience in the Riyadh or Saudi market
• Ability to start within 30 days (notice period ≤30 days)
