Role overview

Responsibilities

• Oversee quantity surveying, cost management, and commercial administration across project lifecycles.
• Prepare cost estimates, Bills of Quantities, cost plans, and tender documentation; review drawings and specifications to determine quantities and costs.
• Monitor budgets, cash flow, expenditure, and cost performance.
• Manage tendering, evaluate contractor quotations, recommend contractors and suppliers, and negotiate commercial terms.
• Administer contracts and ensure compliance with obligations, project specifications, and agreed commercial terms.
• Evaluate interim payments, progress claims, variation orders, and final accounts; assess scope changes and additional work.
• Prepare cost reports, forecasts, valuation assessments, and commercial progress updates.
• Identify cost overruns, financial risks, and disputes; recommend mitigation strategies.
• Manage subcontractor procurement, payment certifications, contractual documentation, and commercial negotiations.
• Conduct cost reviews and value engineering; liaise with project stakeholders and monitor market prices.
• Manage claims documentation, contractual correspondence, extension-of-time cost implications, and dispute records.
• Mentor junior quantity surveyors, maintain project financial records, and advise management on commercial decisions.

Requirements

• Proven experience as a Senior Quantity Surveyor, Quantity Surveyor, or in a similar commercial construction role.
• Strong knowledge of cost management, Bills of Quantities, tendering, contract administration, construction materials, labor costs, procurement, and construction methodologies.
• Experience preparing estimates, forecasts, valuations, variation assessments, and final accounts, and managing contractors, subcontractors, suppliers, and negotiations.
• Ability to interpret construction drawings, technical specifications, schedules, and Bills of Quantities.
• Strong analytical, numerical, problem-solving, financial management, negotiation, communication, and stakeholder management skills.
• Understanding of cost control, value engineering, risk assessment, financial reporting, and construction contracts used in the local market.
• Proficiency in Microsoft Excel and quantity surveying or cost estimation software; CostX, Cubicost, Buildsoft, or similar tools are an advantage.
• A related bachelor’s degree is preferred; RICS or BQSM qualifications are advantageous or may be required depending on the position.
• Ability to manage multiple projects, prioritize deadlines, work independently, and mentor junior team members.
• Experience in commercial, residential, infrastructure, industrial, or large-scale construction is an advantage; claims, dispute resolution, and final account settlement experience is preferred.
• Willingness to travel to project sites and attend stakeholder meetings when required.
