Role Description

This is a full-time, on-site Senior Estimation Engineer - Fitout role based in Abu Dhabi Emirate, United Arab Emirates.

The Senior Estimation Engineer will prepare detailed cost estimates for interior fit-out projects, including reviewing drawings, specifications, and tender documents to develop accurate BOQs and cost breakdowns.

This role involves analyzing material, labor, and subcontractor costs, coordinating with design, engineering, and procurement teams, and updating estimates based on design changes or clarifications.

The position includes leading the tendering process, preparing technical and commercial submissions, and supporting negotiations with clients, consultants, and suppliers.

The Senior Estimation Engineer will also conduct market research on pricing and materials, maintain a database of historical costs, and contribute to value engineering and cost optimization initiatives.

1. Strategic Tendering & Commercial Authority

  • Take full ownership of the tendering process from initial receipt of tender documents to final submission and post-tender negotiations.
  • Analyze tender requirements to determine project viability, risk factors, and strategic approach.
  • Exercise authorized decision-making regarding margin applications, contingency planning, and competitive pricing strategies.
  • Lead tender review meetings with executive leadership, presenting clear commercial rationales for proposed bid amounts.

2. Estimation & Value Engineering

  • Oversee the preparation of detailed, accurate Bill of Quantities (BOQs) from architectural drawings, specifications, and scope of work.
  • Identify opportunities for Value Engineering (VE) early in the process, proposing alternative materials or methodologies to improve client budgets without compromising design intent or company margins.
  • Conduct comprehensive pre-tender site visits to assess logistics, site conditions, and potential hidden costs.

3. Supply Chain Management & Negotiation

  • Develop and maintain strategic relationships with key suppliers, specialized joinery workshops, and MEP subcontractors.
  • Apply advanced negotiation strategies to secure preferential rates, credit terms, and service level agreements from the supply chain.
  • Critically evaluate subcontractor quotations for scope compliance, identifying exclusions or hidden risks before incorporating them into the master bid.

4. Leadership & Delegation

  • Manage, mentor, and guide junior estimators and quantity surveyors.
  • Implement an authority-based delegation structure within the estimation team, assigning ownership of specific trade packages (e.g., MEP, joinery, finishes) to team members rather than micro-managing individual tasks.
  • Develop standard operating procedures (SOPs) and tracking systems to streamline the estimation pipeline.

5. Cross-Functional Collaboration

  • Facilitate seamless handovers of awarded projects to the Project Management and Procurement teams, ensuring all commercial assumptions, margins, and VE options are clearly communicated.
  • Collaborate with the design and production teams to ensure internal manufacturing costs (e.g., bespoke joinery) are accurately captured in the estimates.

Qualifications and Experience

  • Bachelor’s degree in Civil Engineering, Quantity Surveying, Construction Management, or a related field.
  • Minimum 8–10 years of dedicated estimation experience, with at least 5 years specifically within the interior fit-out industry.
  • Deep understanding of the local supply chain, prevailing market rates, and specific local authority regulations.
  • High proficiency in estimation software, advanced spreadsheet modelling, and an ability to read complex architectural and MEP drawings.
