Investment advisory and transactions
- Advise on residential and commercial acquisitions, investment strategies, and portfolio allocation.
- Analyse Dubai districts, developers, off-plan opportunities, secondary-market properties, yields, and appreciation potential.
- Prepare evidence-based recommendations with verified data, financial analysis, risks, assumptions, and alternatives.
- Assess acquisition costs, projected yields, service charges, transaction fees, and risks; advise international and non-resident buyers with internal specialist teams.
- Manage transactions through completion and registration, coordinating due diligence, negotiations, documentation, payment schedules, approvals, and deadlines.
- Review EOI, MOU/Form F, and SPA documents; coordinate escrow verification, Oqood, NOCs, trustee procedures, and DLD registration.
- Coordinate snagging, handover, title registration, and Ejari registration where applicable.
Property management and market oversight
- Oversee handover, defect rectification, leasing readiness, tenancy administration, and ongoing property obligations.
- Coordinate with developers, agents, property managers, tenants, maintenance providers, authorities, and legal counsel.
- Monitor lease renewals, rent collection, service charges, utilities, maintenance, vacancies, and insurance; coordinate resale and dispute processes.
- Track Dubai market data, rental indices, launches, regulations, developer track records, completion risks, supply, comparable sales, and rental benchmarks.
- Conduct relevant site visits and developer briefings; submit a monthly market briefing to the Acting Head of Real Estate & Investment Advisory.
- Maintain property registers, transaction and risk records, and portfolio calendars; escalate investment, compliance, documentation, and transaction risks.
- Maintain client records and decision rationales and collaborate with structuring, tax advisory, and accounting teams.
Essential qualifications and experience
- Bachelor’s degree in Real Estate, Business, Finance, Engineering, or a related field.
- At least 8 years of professional real estate experience, including at least 5 years in Dubai; the posting states this is mandatory.
- Independent residential acquisition and secondary-market transaction experience in Dubai.
- Off-plan transaction experience including escrow, Oqood, payment plans, handover, and developer due diligence.
- Hands-on Dubai commercial property experience, including offices, retail, industrial, or warehouse properties.
- Strong knowledge of DLD/RERA procedures, title deeds, transfer fees, trustee offices, Ejari, rental rules, renewals, and rent adjustments.
- Ability to prepare investment analyses, comparable assessments, acquisition-cost calculations, and net rental-yield projections.
- Experience with handovers, snagging, defect rectification, leasing, tenancy administration, and ongoing property management.
- Strong transaction management, documentation, follow-up, and deadline skills.
Technical knowledge
- Working knowledge of freehold zones, ownership eligibility, off-plan developments, and secondary-market transactions.
- Understand commercial property ownership and free-zone versus mainland implications for occupying businesses.
- Assess investment risks, developer track records, completion risk, liquidity, service charges, and market conditions.
- Understand non-resident buyer requirements, source-of-funds documentation, and AML considerations.
- Know UAE Golden Visa real estate eligibility and coordinate with internal teams; recognize when structuring or tax specialists are needed.
- Understand portfolio monitoring, tenancy obligations, maintenance coordination, and resale processes.
Preferred qualifications and languages
- RERA certification, DLD/RERA broker registration, and RICS membership or candidacy are preferred.
- Experience advising high-net-worth individuals, families, international investors, or family offices is preferred.
- Abu Dhabi or other UAE market exposure and experience with African clients investing in the UAE are preferred.
- English is mandatory. Strong French and/or Arabic is an advantage.

Attend relevant professional training when requested by management.
Work independently while maintaining appropriate reporting, documentation, and escalation practices.
Coordinate with appointed brokers, property managers, legal counsel, and other regulated professionals when specialist services are needed.
