Quantity Surveyor – Sports & Fitness Projects

Role Purpose

Key Responsibilities

• Review project specifications, drawings, and tender documents to fully understand scope and prepare accurate cost estimates and BOQ analysis.
• Act as a Pre-Contract QS, handling full tender lifecycle from enquiry stage to submission.
• Prepare detailed cost breakdowns, ensuring alignment with construction methodology, sequencing, and project execution logic.
• Prepare and submit complete tender proposals, including both technical and commercial submissions.
• Issue material enquiries to suppliers and subcontractors and obtain competitive quotations.
• Evaluate, compare, and negotiate supplier and subcontractor quotations to achieve optimal commercial value.
• Prepare interim and final valuations for completed works and support payment certification processes.
• Measure, assess, and price variations and additional works, and prepare variation proposals for approval and negotiation.
• Review subcontractor invoices, verify completed works, and recommend payment approvals in line with contract terms and project progress.

Key Skills & Competencies

• Strong knowledge of construction drawings, specifications, BOQ preparation, and estimation principles
• Strong understanding of construction methodology and project sequencing
• Excellent cost estimation, analytical, and numerical skills
• Strong negotiation skills and commercial awareness
• Solid understanding of contracts, variations, and subcontractor management
• Ability to manage multiple tenders, deadlines, and priorities effectively
• High attention to detail with strong accuracy in quantity take-offs and pricing
• Strong communication, coordination, and stakeholder management skills

Preferred Experience

• Degree in Civil Engineering or equivalent construction-related discipline (mandatory preference)
• Proven experience as a Quantity Surveyor, Estimator, or Cost Control Engineer in a
• Pre-Contract and Estimation environment
• Strong experience in tendering, procurement, and subcontractor evaluation processes
• Experience working with consultants, contractors, and project delivery teams
• **Must have experience in sports flooring, fitness, leisure, or similar specialized construction projects**
• Ability to price projects based on construction sequencing, aesthetics, and client-specific design intent.
