Overview

We are seeking a qualified and detail-oriented **Quantity Surveyor (QS) / Estimator specialized in Interior Fit-Out Works** to join our team.

The ideal candidate will be responsible for managing all commercial and contractual aspects of projects, including cost estimation, tender preparation, quantity take-off, procurement support, subcontractor evaluation, progress claims, cost control, and final account settlement.

The candidate must have strong experience in interior fit-out projects such as gypsum partitions, ceilings, finishes, and related construction works, with the ability to coordinate between site teams, clients, consultants, suppliers, and subcontractors to ensure projects are completed within budget and timeline.

1. Pre-Contract Duties

  • **Prepare Detailed Cost Estimates**: Develop precise budgets for interior fit-out works including partitions, finishes,
  • **Cost Planning & Feasibility**: Assist the client in understanding the cost implications of design choices.
  • **Procurement Strategy**: Advise on procurement routes (e.g., design & build, traditional, or negotiated contracts).

2. Tendering and Bid Evaluation

  • **Prepare Tender Documents**: Including bills of quantities, schedules of rates, and scope definitions specific to interior works.
  • **Tender Evaluation**: Review and compare bids, checking compliance, cost breakdowns, and program.
  • **Take Off**: Using Planswift software in taking off quantity and to be compare with the Bill of Quantity (BOQ)

3. Financial Control During Execution

  • **Cost Tracking**: Monitor ongoing costs, compare against the budget, and report variances.
  • **Valuation of Work**: Measure and value completed work on-site for interim payments to contractors.
  • **Invoices** – preparing monthly invoices
  • **Invoice of Subcontractor/Supplier** – evaluation and assessment of the submitted invoices
  • **Invoice Submission to Main Contractor –** submitting invoices based on the site progress on site
  • **Cash Flow Forecasting**: Provide updated cash flow projections for the client and contractors.

4. Site Coordination and Progress Monitoring

  • **Site Visits**: Regularly attend site to assess progress, verify quantities, and confirm compliance with specs.
  • **Program Impact Assessments**: Evaluate how changes in the design or delays impact cost and schedule.

5. Post-Contract Duties

  • **Final Account Preparation**: Agree on the final cost of the project, including all changes and claims.
  • **Cost Reporting**: Provide detailed cost reports and breakdowns for audit or client records.

6. Value Engineering

  • **Cost-Saving Proposals**: Recommend alternatives for materials or construction methods that meet the design intent but reduce cost or time.

7. Stakeholder Liaison

  • Work closely with **interior designers, project managers, MEP consultants**, and **subcontractors** to ensure the project stays on budget and schedule.
