Role Summary
Legend Dragon Building Contracting L.L.C. is looking for an experienced Quantity Surveyor to manage project quantities, cost control, subcontractor payments, variations, payment applications, and commercial documentation for a commercial/residential building project in Dubai.
The Quantity Surveyor will support the Project Manager and company management by ensuring accurate measurement, proper cost tracking, timely payment claims, subcontractor commercial control, and protection of the company’s contractual and financial position.
The ideal candidate must have contractor-side experience in building projects and must be capable of working closely with the site team, planning team, procurement team, subcontractors, consultant, and client representatives.
Key Responsibilities
- Prepare and verify quantity take-offs from architectural, structural, and MEP drawings.
- Review BOQ items, contract documents, drawings, specifications, and scope requirements.
- Prepare, update, and maintain project cost control records.
- Prepare monthly payment applications based on actual site progress and approved works.
- Coordinate with the Construction Manager, Planning Engineer, and site team to verify completed quantities.
- Review and evaluate subcontractor payment applications.
- Prepare subcontractor payment certificates, deductions, contra charges, and quantity reconciliation.
- Track project variations, additional works, omissions, provisional sums, and prime cost items.
- Prepare variation claims with supporting documents, measurements, rate analysis, photos, drawings, and site records.
- Assist in identifying potential claims, delay-related cost impacts, and commercial risks.
- Maintain logs for variations, payments, subcontractor accounts, procurement commitments, and commercial correspondence.
- Support procurement by reviewing subcontractor and supplier quotations and comparing rates against budget.
- Prepare cost comparisons, rate build-ups, and commercial evaluation sheets.
- Monitor project budget against actual and committed costs.
- Prepare monthly cost reports showing budget, committed cost, actual cost, forecast cost, and expected profit/loss.
- Assist in drafting contractual and commercial correspondence related to payments, variations, claims, and subcontractor issues.
- Coordinate with consultant/client QS for payment certification and variation approval.
- Support final account preparation, reconciliation, retention release, and project closeout.
- Maintain organized commercial records and ensure proper documentation for all claims and payments.
Required Qualifications
Bachelor’s degree or diploma in Quantity Surveying, Civil Engineering, Construction Management, or related discipline.
Professional certification such as RICS, CIOB, or equivalent is an advantage but not mandatory.
Required Experience
- Minimum 5 years of Quantity Surveying experience in UAE/GCC construction projects is preferred.
- Experience with building contractors is required.
- Experience in commercial/residential building projects is preferred.
- Strong experience in measurement, BOQ review, interim payments, subcontractor payments, variations, rate analysis, cost control, and final accounts.
- Experience with civil, structural, architectural, finishing, and basic MEP quantity coordination is preferred.
Required Skills
- Strong ability to read and understand architectural, structural, and MEP drawings.
- Strong knowledge of BOQs, specifications, contract documents, and construction measurement principles.
- Good understanding of variations, claims, subcontractor payment certification, and cost reporting.
- Good knowledge of UAE construction market rates and subcontractor pricing.
- Strong Excel skills are mandatory.
- Knowledge of AutoCAD, PlanSwift, CostX, Candy, Revit, or similar take-off software is an advantage.
- Good communication and negotiation skills.
- Ability to prepare clear commercial reports for management.
- High attention to detail and accuracy.
