We are seeking a detail-oriented and experienced Professionally Qualified Chartered Quantity Surveyor, to manage project costs, procurement activities, and contract-related matters for construction and fit-out projects.
Job Overview
The role will be responsible for accurate quantity surveying, cost estimation, procurement of materials and subcontractors, and ensuring compliance with project contracts and budgets.
The ideal candidate will support project teams by maintaining cost control, managing procurement processes, and ensuring commercial and contractual requirements are properly handled throughout the project lifecycle.
Quantity Surveying
- Prepare quantity take-offs, BOQs, and cost estimates based on project drawings and specifications.
- Analyze project drawings to identify material quantities, labor requirements, and cost implications.
- Monitor and control project costs and budgets throughout the project lifecycle.
- Evaluate variations, change orders, and additional work and prepare cost analysis.
- Assist in preparing payment applications, valuations, and final accounts.
- Prepare comparison sheets for subcontractor quotations and supplier proposals.
Contract Administration
- Prepare and review contracts, subcontract agreements, and commercial terms.
- Ensure procurement and subcontracting activities are aligned with contract requirements and project scope.
- Assist in managing contractual correspondence, variations, claims, and disputes.
- Monitor subcontractor performance in line with contract obligations. Procurement
- Manage procurement of construction materials, equipment, and subcontractor services.
- Review quotations and conduct commercial bid analysis.
- Negotiate pricing, delivery schedules, and commercial terms with suppliers and subcontractors.
- Coordinate with project managers and site teams to ensure timely delivery of materials.
- Maintain procurement records and track purchase orders and delivery schedules.
Reporting & Coordination
- Maintain proper documentation for quantities, procurement records, and contracts.
- Prepare cost reports, procurement status reports, and budget tracking reports.
- Coordinate with project managers, site teams, finance, and suppliers to ensure smooth project execution.
- Support project teams in commercial planning and cost control strategies.
Requirements
- Minimum 8 years of experience in Quantity Surveying and Procurement within construction or fit-out projects in Dubai.
- Proven experience in quantity take-offs, BOQ preparation, and cost control.
- Experience managing procurement processes and subcontractor coordination.
- Familiarity with contract administration, variation management, and claims.
- Experience in UAE construction or interior fit-out projects is preferred.
- Bachelor’s degree in quantity surveying, Civil Engineering, or Construction Management from approved University.
- Professionally Qualified Chartered status, RICS, AIQS, CIQS, ASAQS, NZIQS
- Strong knowledge of quantity surveying principles, cost estimation, and BOQ preparation.
- Excellent understanding of construction procurement processes and contract administration.
- Ability to review and interpret construction drawings and specifications.
- Proficiency in Microsoft Excel, Word, AutoCAD and Outlook.
- Strong negotiation, analytical, and problem-solving skills.
- Good communication and coordination abilities.
