The Property Management and Rental Manager is responsible for leading our vacation rentals, long-term rentals, short-term rentals, and property management operations in the UAE.
This key role involves overseeing the management, growth, and operational excellence of our diversified rental portfolio, ensuring exceptional guest and tenant experiences while maximizing revenue across all rental streams.
The Property Management and Rental Manager will also develop and implement innovative strategies that align with market trends and company goals.
Key responsibilities include optimizing property performance across short-term stays, long-term leases, and managed properties, enhancing guest and tenant satisfaction, and driving marketing initiatives to increase occupancy and portfolio yield.
This role demands strong leadership, excellent communication skills, and the ability to analyse market data to make informed decisions across multiple rental models and property management functions.
Job Description
The responsibilities of this role are as follows, but not limited to;
Strategic Leadership
Develop and implement a comprehensive business strategy for the vacation homes division, aligning with the company’s overall goals and objectives.
Identify market trends and opportunities for growth within the UAE vacation rental market.
Portfolio & Property Management
Oversee the acquisition, onboarding, management, and optimization of all properties across short-term rental, long-term rental, and managed property portfolios. (Residential and Commercial)
Ensure all properties meet brand, quality, and operational standards across both hospitality and residential leasing models.
Manage end-to-end property management operations, including maintenance coordination, inspections, tenancy/guest readiness, and asset performance optimization.
Establish and maintain relationships with property owners, landlords, and stakeholders, negotiating contracts, lease agreements, and management terms.
Revenue Management
Implement revenue management strategies across short-term and long-term rental portfolios, including dynamic pricing, lease structuring, seasonal strategies, and competitive benchmarking.
Optimize revenue performance across all rental types, balancing occupancy, yield, and long-term asset value.
Track and report on revenue performance, identifying areas for improvement and ensuring revenue targets are consistently achieved.
Track and report revenue performance across STR and LTR segments, identifying improvement opportunities and ensuring targets are consistently achieved.
Guest Experience
Ensure high standards of satisfaction for both short-term guests and long-term tenants through best-in-class service delivery and property management standards.
Develop and execute initiatives to enhance guest experiences, including pre-arrival communications and personalized services.
Marketing and Sales
Drive marketing strategies to promote both short-term rental inventory and long-term rental listings, including digital marketing, listing platforms, social media, and agency partnerships.
Monitor market performance, occupancy, and leasing velocity across STR and LTR portfolios, adjusting strategies to maximize revenue and reduce vacancy.
Financial Oversight
Prepare and manage the department’s budget, ensuring financial targets are met and operating expenses are controlled.
Analyse financial performance, providing regular reports to senior management, including profit and loss statements and occupancy forecasts.
Team Management
Recruit, train, and lead a high-performing team covering reservations, leasing, guest relations, and property management operations.
Foster a collaborative and innovative work environment that encourages professional development and continuous improvement.
Oversees the Maintenance and Housekeeping teams, ensuring all operational activities across vacation homes are effectively coordinated and aligned with service standards.
Responsible for managing team performance, workflow planning, budgeting, and ensuring timely completion of cleaning, repairs, and property readiness tasks.
Ensures strong communication between teams, monitors quality, and drives overall guest satisfaction, safety, and operational efficiency across all properties.
Compliance And Risk Management
Ensure all properties comply with local regulations, health and safety standards, and company policies.
Develop and implement risk management strategies to mitigate potential issues related to property management and guest safety.
Stakeholder Engagement
Collaborate with other departments, including finance, operations, and marketing, to drive strategic initiatives and ensure alignment.
Represent the vacation homes division in industry events and forums, building the company’s reputation and network.

- QUALIFICATIONS Bachelor's Degree in Business Administration, or a related field, Strong knowledge of financial regulations and best practices in the UAE Market.
- Strong understanding of UAE property regulations, tenancy law, and short-term rental frameworks.
- Exceptional analytical and problem-solving skills, with commitment to enhancing guest experiences and satisfaction.
- Proven leadership and team management experience.
- EXPERIENCE Minimum of 5 years of experience in conducting financial analysis, financial reports and performance metrics evaluation.
- Established connections within the local real estate and holiday vacation home industries, with proven track record in property management in Residential and Commercial.
- Proven track record of at least 3 years in a leadership or managerial position, demonstrating the ability to lead and develop teams.
- Highly proficient in conducting market research and analysis to identify trends, opportunities, and competitive positioning in the vacation rental market.
