Role Overview

This is a fantastic opportunity to join a renowned organization known for our high-calibre experience in the region's build environment.

We are seeking

Project Quantity Surveyors And Quantity Surveyors

to join our team in Dubai, supporting major residential and mixed-use developments.

These roles will focus on

post-contract cost management, commercial oversight, and financial control

across complex projects, ensuring delivery within approved budgets and in line with programme and quality expectations.

You will work within a structured commercial environment, supporting senior commercial leadership and collaborating closely with project teams, consultants, and contractors.

Cost Estimation And Budgeting

  • Preparing detailed cost estimates for projects based on architectural and engineering drawings.
  • Creating and managing project budgets to ensure financial feasibility.
  • Advising on cost-saving strategies and alternative materials or methods to reduce project expenses.

Tender Management

  • Preparing and managing tender documents, including Bills of Quantities, specifications, and contract conditions.
  • Analysing and evaluating tender submissions from contractors and suppliers to ensure they meet project requirements.
  • Recommending suitable contractors and negotiating contracts on behalf of the client.

Contract Administration

  • Overseeing the contractual aspects of construction projects, including preparing, reviewing, and amending contracts.
  • Monitoring contract compliance to ensure all parties fulfill their obligations.
  • Managing variations, change orders, and claims to minimize disputes and ensure fair compensation.

Financial Reporting And Cash Flow Management

  • Preparing regular financial reports and forecasts to track project costs against the budget.
  • Managing cash flow to ensure sufficient funding for project milestones and to avoid delays.
  • Conducting cost analysis to identify potential financial risks and opportunities for savings.

Valuation And Payment Certification

  • Conducting valuations of completed work to determine progress payments for contractors.
  • Certifying payments based on the percentage of work completed and contractual terms.
  • Ensuring payments are made promptly to maintain good relationships with contractors and suppliers.

Risk Management

  • Identifying potential financial and contractual risks associated with projects.
  • Implementing strategies to mitigate risks and ensure project continuity.
  • Advising clients on insurance and other risk management measures.

Dispute Resolution

  • Managing and resolving disputes that arise during the construction process.
  • Providing expert advice on claims and counterclaims to ensure fair outcomes.
  • Engaging in mediation, arbitration, or litigation if necessary to resolve conflicts.

Project Close-Out

  • Conducting final inspections and preparing reports on project completion.
  • Managing the settlement of final accounts and ensuring all financial obligations are met.
  • Archiving project documentation and lessons learned for future reference.

Qualifications

  • A degree in Quantity Surveying, Construction Management, or a related field.
  • Desire to have a professional accreditation (e.g., MRICS) is preferred.
  • Experience in cost management, contract administration, and tendering, particularly in consultant, construction, or real estate.
  • Strong analytical skills, attention to detail, negotiation skills, and proficiency in cost-estimating software and tools.
