Project Manager

We are a real estate development company seeking a highly experienced and results-driven Project Manager to oversee and manage the execution of all real estate development projects across , including commercial, residential, hospitality, and mixed-use developments.

The Project Manager will be responsible for leading projects from initiation through final handover, ensuring successful delivery in terms of quality, schedule, cost, and compliance with all applicable regulations and standards

Oversee and manage all phases of real estate development and construction projects from planning through completion and handover

Review project contracts, drawings, specifications, and technical documents prior to execution

Develop comprehensive project plans, work breakdown structures (WBS), and detailed execution schedules in coordination with consultants and contractors

Supervise daily site operations and ensure execution aligns with approved drawings, specifications, project timelines, and quality standards

Manage and coordinate multidisciplinary teams, including consultants, contractors, subcontractors, suppliers, and internal departments

Conduct regular progress meetings with all stakeholders and provide weekly and monthly project status reports to executive management

Monitor project schedules, identify delays, and implement recovery plans when necessary to maintain project timelines

Review and manage Change Orders and assess their impact on project cost and schedule

Monitor project budgets, cost reports, contractor payment certificates, and ensure cost control throughout all project phases

Ensure implementation of QA/QC procedures and compliance with safety regulations, OSHA standards, and Saudi construction requirements

Coordinate with governmental authorities and relevant entities to obtain all required permits, approvals, completion certificates, and occupancy licenses

Oversee procurement activities and ensure timely delivery of materials, equipment, and project resources

Manage project closeout activities, including final inspections, punch lists, testing & commissioning, and final handover documentation

Prepare project closeout reports and Lessons Learned documentation after project completion

Coordinate execution requirements for different project types including commercial, residential, hospitality, and mixed-use developments

Ensure compliance with Saudi Building Code, municipal regulations, engineering standards, and all local authority requirements

Bachelor’s degree in Civil Engineering, Architecture, or a related field (mandatory)

Minimum of 7 years of proven experience in managing construction or real estate development projects

Proven experience managing commercial, residential, hospitality, and mixed-use projects

managing at least one project with a value exceeding SAR 100 million

Strong knowledge of Saudi construction regulations, municipal requirements, and governmental procedures

Professional certification such as PMP is required

Membership with the Saudi Council of Engineers is required

Strong experience in project scheduling software such as Primavera P6 and MS Project

Ability to read and review architectural, structural, and MEP drawings

Excellent leadership, organizational, negotiation, and communication skills

Ability to manage multiple stakeholders and work under pressure

Strong reporting and documentation management skills

Willingness to conduct site visits and travel between project locations when required
