Planning and construction execution
- Plan, coordinate and manage projects from pre-construction through completion and handover.
- Develop execution plans, schedules, milestones, manpower plans and resource requirements; monitor progress and take corrective action.
- Ensure construction follows approved drawings, specifications, BOQs and contractual requirements.
- Coordinate civil, structural, architectural, MEP, finishing and external development works and their sequencing.
Site management
- Lead site teams, engineers, supervisors, contractors and subcontractors.
- Review construction methods, monitor productivity and resource use, and resolve technical and execution issues with consultants and design teams.
- Conduct site inspections and progress review meetings.
Project controls and cost
- Monitor budgets, BOQs, quantities, variations, costs, contractor bills, measurements, work orders and material requirements.
- Track cash flow and spending against approved budgets, identify overruns or delays and implement corrective measures.
- Evaluate variations, additional work and claims with the commercial team.
Quality and safety
- Ensure compliance with approved specifications, quality standards, drawings, applicable codes and statutory requirements.
- Establish and monitor quality-control procedures and coordinate inspections, testing, snagging, rectification and handover.
- Ensure site safety compliance and promote a safety culture among employees, contractors and subcontractors.
Stakeholders and documentation
- Act as the project-level contact for clients, consultants, contractors and stakeholders; coordinate with government authorities when required.
- Manage meetings, close action items and report project progress to senior management or clients.
- Maintain drawings, specifications, BOQs, contracts, schedules, approvals, RFIs, inspection records, correspondence and handover documentation.
Qualifications and project experience
- 8–15 years of experience.
- B.E. or B.Tech in Civil Engineering.
- Hands-on experience in one or more areas such as residential apartments, high-rise buildings, luxury villas, government projects, RCC structures, finishing, MEP coordination or external infrastructure works.
- Experience with multiple contractors, consultants, government authorities and high-value clients is an advantage.
