Project Director - KSA

About This Role

We are seeking an experienced and highly driven Project Director to lead the delivery of a landmark mega mixed-use development in Jeddah. This role will oversee the full project lifecycle—from design development through construction and handover—ensuring delivery aligns with strategic, commercial, and operational objectives.

The ideal candidate combines strong architectural expertise with proven leadership in large-scale developments and holds recognized project management credentials.

Key Responsibilities

• Lead and manage the end-to-end delivery of a large-scale mixed-use development (residential, commercial, retail, hospitality).
• Act as the primary point of accountability for project performance, including scope, schedule, budget, quality, and risk.
• Oversee design development in coordination with international consultants, ensuring alignment with vision, regulatory requirements, and market positioning.
• Direct and manage consultants, contractors, and stakeholders across all project phases.
• Establish and implement project governance, reporting frameworks, and control systems.
• Ensure compliance with local regulations, authority approvals, and international best practices.
• Drive value engineering initiatives without compromising design integrity or quality.
• Monitor construction progress, resolve critical issues, and ensure timely delivery.
• Provide strategic leadership to multidisciplinary project teams.
• Interface with senior stakeholders, investors, and government entities.

Qualifications & Experience

• Bachelor’s and/or Master’s Degree in Architecture from a recognized university (mandatory).
• PMP (Project Management Professional) certification – mandatory.
• RIBA Chartered Membership (or equivalent international accreditation) – preferred.
• Minimum 15–20 years of experience, with at least 5–8 years in a Project Director or senior leadership role.
• Proven track record delivering mega mixed-use developments (preferably in the Middle East).
• Strong background in both design management and construction delivery.
• Exceptional leadership and stakeholder management skills.
• Deep understanding of large-scale project delivery frameworks and governance.
• Strong commercial acumen and contract management expertise.
• Ability to manage complex, fast-paced, multi-stakeholder environments.
• Excellent communication and negotiation skills.
• Familiarity with Saudi Arabian regulations and development environment is highly desirable
