Project Director – GIGA Projects & Luxury Real Estate Development

Role overview

Leadership and delivery

• Lead the project lifecycle from development and design through construction, commissioning, and handover.
• Define project execution strategy, governance, reporting, decision-making, and escalation processes.
• Set delivery objectives and align development strategy, design, commercial goals, and construction execution.
• Lead multidisciplinary teams and represent the project to executives and external stakeholders.
• Oversee design development and coordinate architects, designers, engineering consultants, and specialist advisors.
• Maintain design quality, constructability, and operational requirements through value engineering and construction.
• Oversee construction, contractor performance, programme, cost, quality, safety, and compliance with approved designs, contracts, and Saudi regulations.
• Monitor critical-path activities and lead resolution of technical, contractual, and delivery issues.
• Oversee testing, commissioning, snagging, completion, handover, and operational readiness.

Controls and commercial management

• Establish and monitor controls for schedule, cost, risk, project performance, milestones, and recovery strategies.
• Oversee procurement strategies, tendering, contractor selection, contract obligations, change control, claims, and cost governance.
• Own project budget and financial performance, including CAPEX, forecasts, cash flow, cost optimization, and investment support.

People leadership

• Build and lead a high-performing multidisciplinary project organization, establish accountabilities and objectives, develop senior leaders, resolve conflicts, and support capability development.

Candidate profile

• Bachelor's or master's degree in civil engineering, construction management, architecture, or a related discipline.
• Approximately 15–20 years of relevant professional experience, including significant Project Director or Senior Project Director experience.
• Proven delivery of major, complex developments from design through construction and handover.
• Strong exposure to high-value mixed-use, luxury residential, hospitality, commercial, or high-rise developments.
• Experience managing large multidisciplinary teams and major international consultants and contractors.
• Strong understanding of project controls, commercial management, risk, and contract management.
• Proven ability to operate with senior executive stakeholders.
• Fluent professional English.
• Saudi Arabia or wider GCC experience is highly valued; candidates without Middle East experience may be considered with exceptional comparable international experience.
• PMP, MRICS, Chartered Engineer, or equivalent international accreditation is highly desirable.

Relevant project experience

• Relevant projects include giga or mega developments, luxury mixed-use destinations, landmark high-rises, luxury residential and hospitality developments, urban regeneration, masterplans, and complex international real estate programmes.
• Experience with a developer, PMC, international consultancy, or Tier-1 contractor is particularly relevant.
• FIDIC experience is highly valued.

Indicative annual package

• Indicative annual package of €150,000–€200,000 equivalent, depending on experience, track record, and contractual structure.
• Potential package elements include performance bonus, housing or allowance, transportation or company vehicle, private medical insurance, annual flight allowance, relocation support, family or schooling support where applicable, end-of-service benefits, and other executive benefits.
