Principal Architect

Role overview

Design and documentation

• Develop concepts, layouts, elevations, sections, master plans, and space-planning proposals.
• Prepare detailed, working, and construction drawings, specifications, schedules, material details, and finishing details.
• Review shop drawings and technical submittals and maintain updated project documentation.

Coordination and site execution

• Coordinate with civil, structural, MEP consultants, contractors, and other project teams; resolve design clashes and site technical issues.
• Conduct site visits, monitor progress and quality, and verify construction against approved drawings and specifications.
• Review materials, finishes, mock-ups, and workmanship; support inspections, snagging, rectification, and handover.

Cost, quality, and leadership

• Coordinate cost optimization, material selection, BOQs, specifications, tender documents, and assessment of design changes.
• Lead and mentor architects, junior architects, draftsmen, and design coordinators; coordinate clients, consultants, contractors, and internal teams.
• Monitor design deliverables, approvals, project budgets, schedules, compliance, and client satisfaction.

Qualifications and technical knowledge

• Bachelor's degree in Architecture (B.Arch) from a recognized institution.
• Council of Architecture (India) registration where applicable to the role.
• Typically 10–15+ years of relevant architectural design and project experience.
• Experience managing large-scale building projects and demonstrated design coordination and construction-stage execution.
• Technical skills include AutoCAD and Revit/BIM; visualization tools listed include SketchUp, 3ds Max, and Lumion.
• Knowledge includes building materials, construction methods, finishing works, structural and MEP coordination, building bylaws, fire safety, and development controls.
• Understanding of BOQs, tender documentation, project scheduling, and cost control.
