JOB SUMMARY

The Operations Manager at the Building Maintenance Unit (BMU) is responsible for overseeing all maintenance, facility operations, and service delivery activities. This role requires a bilingual Arabic–English professional with strong leadership capabilities to manage multidisciplinary teams, coordinate with stakeholders, and ensure the highest standards of building maintenance across all managed properties.

KEY RESPONSIBILITIES

• Plan, direct, and coordinate all BMU operational activities including preventive and corrective maintenance programs
• Develop and implement operational policies, procedures, and KPIs to enhance service delivery efficiency
• Monitor daily operations and ensure work is completed on schedule, within budget, and to quality standards
• Manage emergency maintenance situations and ensure swift resolution with minimal disruption
• Lead, mentor, and manage a diverse team of engineers, technicians, and support staff.
• Conduct performance evaluations, set objectives, and facilitate professional development plans
• Foster a safety-first culture and ensure compliance with HSE (Health, Safety & Environment) regulations.
• Serve as the primary Arabic-speaking point of contact for clients, tenants, and government entities.
• Conduct regular site visits and inspections, presenting findings and recommendations to senior management.
• Negotiate contracts with vendors, suppliers, and subcontractors in both Arabic and English.
• Prepare and manage the annual operations budget, tracking expenditures and identifying cost-saving opportunities.
• Manage procurement of materials, tools, and equipment in accordance with company procurement policies.
• Prepare detailed operational and financial reports for senior leadership in both Arabic and English
• Proven track record managing large-scale maintenance projects in the UAE or GCC region.
• Experience working with government authorities, municipalities, and regulatory bodies in the UAE
