Maintenance Technician

Your Responsibilities

• Maintain the property's physical condition according to company procedures, OSHA requirements, and industry standards.
• Perform physically demanding work to maintain the property and minimize liability.
• Execute maintenance objectives and daily assignments with the Facilities team.
• Complete minor and routine maintenance and repair work promptly and professionally.
• Assist in ensuring that all service requests are completed.
• Document work performed, parts used, follow-up needs, and materials required.
• Promote positive relations with residents, service staff, contractors, and management.
• Perform basic appliance repair, carpentry, plumbing and fixture repair, painting, and basic electrical and lighting work.
• Complete assigned preventive maintenance tasks.
• Clean coils and condensers, lubricate equipment, maintain air filters, and perform minor repairs.
• Clean repair locations and the maintenance shop and keep work areas orderly.

What We Require

• High school diploma or GED.
• Certified Pool Operator certification, or intention to obtain it within six months.
• Clear and effective communication skills.
• Knowledge of safety procedures, punctuality, dependability, and ability to work under pressure.
• Flexible schedule for after-hours and weekend emergencies.
• Valid driver's license.
• Ability to use or learn basic computer programs related to the position.
• Ability and willingness to travel when required.
• Ability to stand for eight hours or longer per day and lift up to 100 pounds as necessary.

Operational Details

• The job is located at the assigned property and may require periodic travel.
• The position serves in an on-call capacity except during approved paid time off.
