Overview

AHS, a distinguished luxury real estate developer, is seeking a Senior Chartered Quantity Surveyor (QS) to join our expert team.

This role is critical in managing the commercial and contractual aspects of high-end residential projects, ensuring value for money and effective cost control throughout the project lifecycle.

The ideal candidate will bring extensive experience, strong negotiation skills, and a deep understanding of the construction industry standards and practices.

Responsibilities

  • Cost Management & Control: Prepare and manage accurate cost estimates, budgets, and forecasts for luxury residential projects
  • Contract Administration: Review, prepare, and negotiate construction contracts, variations, and claims while ensuring compliance with legal and company policies
  • Procurement & Tendering: Manage the tender process, evaluate bids, and select suppliers and subcontractors to ensure best value and quality
  • Project Collaboration: Work closely with project managers, architects, engineers, and other stakeholders to monitor project progress and costs, providing timely advice to avoid overruns
  • Reporting: Prepare regular financial reports and cost analyses for senior management and stakeholders
  • Risk Management: Identify potential commercial risks and develop mitigation strategies to protect company interests
  • Compliance: Ensure all quantity surveying activities adhere to relevant standards, legislation, and company policies
  • Continuous Improvement: Promote best practices and continuous improvements in quantity surveying processes and systems

Requirements

  • Bachelor's degree in Quantity Surveying, Construction Management, or related field; Chartered status (MRICS or equivalent) is mandatory
  • Minimum of 15 years' experience as a Quantity Surveyor in luxury residential or high-end real estate development projects
  • Strong knowledge of construction contracts, procurement processes, and cost control methodologies
  • Proven experience in contract negotiation, claims management, and dispute resolution
  • Excellent financial management and analytical skills
  • Outstanding communication, negotiation, and stakeholder management capabilities
  • Ability to lead and mentor junior quantity surveyors
  • Detail-oriented with strong organizational and time management skills
  • Proficiency in quantity surveying software and MS Office suite
  • Ability to work effectively under pressure and meet tight deadlines
