Job Summary

The Lead Estimator is responsible for managing the end-to-end estimation process for fit-out and interior projects. This includes preparing accurate and competitive cost estimates, analyzing tender documents, coordinating with internal teams and suppliers, and contributing to successful bid submissions. The role plays a critical part in securing projects while ensuring profitability and cost efficiency.

Key Responsibilities

Tendering & Estimation

  • Lead the preparation of detailed cost estimates for fit-out projects (commercial, retail, hospitality, residential).
  • Review tender documentation, drawings, BOQs, and specifications.
  • Conduct quantity take-offs and verify scope completeness.
  • Develop accurate pricing for materials, labor, subcontractors, and overheads.
  • Prepare tender submissions, including technical and commercial proposals.

Cost Analysis & Value Engineering

  • Analyze project costs and identify risks, opportunities, and cost-saving measures.
  • Provide value engineering solutions without compromising design intent or quality.
  • Benchmark costs based on historical data and market trends.

Supplier & Subcontractor Management

  • Source and obtain competitive quotations from suppliers and subcontractors.
  • Evaluate and compare quotations to ensure best value and compliance.
  • Build and maintain strong relationships with vendors and subcontractors.

Coordination & Stakeholder Management

  • Coordinate with design, project, procurement, and commercial teams during bid preparation.
  • Attend pre-bid meetings, site visits, and client discussions.
  • Clarify scope inclusions/exclusions and ensure alignment with project requirements.

Risk Management

  • Identify commercial and technical risks during tender stage.
  • Prepare risk assessments and mitigation strategies.
  • Ensure proper documentation of assumptions, exclusions, and qualifications.

Reporting & Documentation

  • Maintain organized records of estimates, cost breakdowns, and supporting documents.
  • Prepare cost reports and bid summaries for management review.
  • Ensure compliance with company procedures and standards.

Qualifications

  • Bachelor’s Degree in Quantity Surveying, Civil Engineering, or related field.
  • Professional certifications (e.g., MRICS) are a plus.

Experience

  • 7–12 years of experience in estimation within fit-out/interior contracting.
  • Minimum 3–5 years in a senior or lead estimation role.
  • Strong experience in fast-paced fit-out projects (offices, retail, F&B, hospitality).
  • Experience in GCC/UAE market is highly preferred.

Skills & Competencies

  • Strong knowledge of interior fit-out materials, methods, and pricing.
  • Expertise in cost estimation and quantity take-offs.
  • Proficiency in estimation software, AutoCAD, and MS Excel.
  • Strong analytical and numerical skills.
  • Excellent negotiation and commercial awareness.
  • Ability to manage multiple tenders under tight deadlines.
  • Strong communication and stakeholder management skills.
