Position Overview
**The Head of Sales** is responsible for leading and driving the overall sales strategy, performance, and growth of BI Group's real estate portfolio in the UAE.
Acting as the commercial leader of the business, the role is responsible for developing and managing the internal sales function, broker network performance, sales operations, customer journey, and revenue generation across all residential and mixed-use developments.
The Head of Sales ensures that sales targets are achieved through effective leadership, market intelligence, broker engagement, sales governance, and close coordination with Marketing, Development, Design, Finance, and Legal teams.
The role combines strategic planning with hands-on execution to maximize project absorption rates, profitability, customer satisfaction, and market positioning.

1.1 Sales Planning & Execution
· Develop and implement the overall sales strategy for all BI Group developments
· Establish annual, quarterly, and monthly sales targets
· Drive achievement of sales revenue, volume, and profitability objectives
· Develop project-specific sales strategies aligned with market demand and project positioning
· Monitor sales performance against targets and implement corrective actions where required
· Lead sales forecasting, pipeline management, and revenue planning
· Provide regular sales performance reports to executive management
1.2 Market Intelligence
· Monitor Dubai real estate market trends, competitor activity, pricing movements, and customer preferences
· Identify market opportunities and emerging demand segments
· Recommend pricing adjustments and sales initiatives based on market conditions
· Support feasibility studies and business cases for future developments
· Provide commercial input during project planning and product development stages
2.1 Sales Launch & Project Performance
· Lead sales preparation and launch activities for new developments
· Ensure sales teams and broker partners are fully trained on project details, USPs, pricing, and payment plans
· Monitor project sales velocity and absorption rates
· Develop and execute sales campaigns to maintain momentum throughout project lifecycles
· Collaborate with Marketing to maximize lead generation and conversion effectiveness
· Monitor inventory movement and optimize unit release strategies
2.2 Pricing & Commercial Strategy
· Participate in pricing committee discussions
· Review pricing recommendations and discount strategies
· Ensure pricing policies support revenue optimization while maintaining competitiveness
· Evaluate special offers, promotions, and incentive schemes
· Monitor sales margins and commercial performance
3.1 Broker Relations
· Build and maintain strategic relationships with brokerage firms across Dubai and international markets
· Expand BI Group's broker network and channel partnerships
· Develop broker engagement strategies to increase project exposure and sales volumes
· Conduct regular broker presentations, roadshows, and networking events
· Establish broker performance management frameworks
3.2 Broker Performance
· Monitor broker productivity and contribution levels
· Develop incentive and recognition programs
· Ensure timely commission processing and broker satisfaction
· Resolve broker-related escalations and commercial issues
· Maintain strong market presence within the broker community
4.1 Team Management
· Build, lead, mentor, and develop a high-performing sales team
· Define clear roles, KPIs, and performance expectations
· Conduct regular performance reviews and coaching sessions
· Foster a results-driven and customer-focused sales culture
· Ensure alignment between sales objectives and company strategy
4.2 Recruitment & Development
· Participate in hiring and onboarding sales professionals
· Identify capability gaps and implement development plans
· Establish sales training programs and product knowledge initiatives
· Promote continuous professional development and market awareness
5.1 Customer Journey
· Ensure a premium customer experience throughout the sales process
· Monitor customer feedback and satisfaction levels
· Improve conversion rates through process optimization
· Support implementation of CRM best practices and sales automation tools
· Ensure timely and professional customer communications
5.2 Sales Governance
· Ensure compliance with company policies and RERA regulations
· Monitor sales documentation accuracy and process adherence
· Collaborate with Legal and Finance teams on SPA execution and collections
· Ensure proper sales reporting, record keeping, and audit readiness
· Manage risk associated with reservations, cancellations, and customer disputes
6.1 Marketing Coordination
· Work closely with Marketing to align sales campaigns and lead generation activities
· Provide feedback on campaign effectiveness and market response
· Support branding, launch events, exhibitions, and promotional activities
· Ensure sales materials remain accurate and commercially effective
6.2 Development & Product Input
· Collaborate with Design, Development, and Construction teams
· Provide customer and market feedback into product development
· Participate in design review discussions from a commercial perspective
· Ensure project offerings remain aligned with customer expectations and market demand
7.1 Executive Reporting
· Prepare monthly and quarterly sales performance reports
· Present forecasts, pipeline status, and risk assessments to management
· Analyze lead sources, conversion ratios, broker performance, and customer trends
· Develop dashboards and KPIs to support decision-making
7.2 Business Growth
· Identify opportunities for new revenue streams and strategic partnerships
· Support expansion into new customer segments and markets
· Contribute to long-term business planning and growth strategies
· Represent BI Group at industry events, conferences, and networking forums
Education
· Bachelor's Degree in Business Administration, Real Estate, Marketing, Finance, or related field
· Master's Degree is preferred
Experience
· Minimum 10+ years of real estate sales experience
· Minimum 5 years in a senior sales leadership role within a real estate developer in the UAE
· Proven track record of delivering significant residential project sales in Dubai
· Strong broker network and market relationships within the UAE real estate sector
· Experience managing project launches and large-scale sales operations
