Role overview

Facility maintenance and systems

• Coordinate property managers, technicians, and vendors to maintain building systems and services.
• Manage the Facilio CMMS to track maintenance workflows, work orders, work status, and equipment performance.
• Implement preventive-maintenance schedules and routine inspections to optimize performance and minimize downtime.
• Assess facility-system functionality and reliability; repair, restore, rebuild, or replace faulty components.
• Study performance results and implement recommended system changes, expansions, or additions.

Coordination, budgets, and reporting

• Prepare annual budget information, monitor expenditures, identify variances, and take corrective action.
• Guide in-house technicians with root-cause identification and effective solutions; deploy MEP staff between sites.
• Negotiate with vendors and contractors, monitor their performance, and seek cost savings and timely quality service.
• Communicate with residents about concerns and maintenance activities.
• Recommend and implement energy-saving measures; report on maintenance activity, expenses, and equipment status.

Inspections and administration

• Visit sites, verify work scopes, and estimate variation jobs; inspect building renovation work.
• Conduct move-in and move-out inspections and estimate vacant-unit reinstatement work.
• Survey sites and evaluate asset data for new annual maintenance contracts.
• Review subcontractor invoices and submit accounting reports; coordinate insurance follow-up after incidents.
