FM Engineer

Role

Maintenance and systems

• Coordinate property managers, technicians, and vendors to maintain building systems and services.
• Manage Facilio CMMS workflows, work orders, work status, and equipment performance.
• Plan preventive maintenance and routine inspections; troubleshoot, repair, rebuild, or replace faulty components.
• Evaluate system reliability and implement improvements, expansions, and additions.
• Maintain safe work practices and comply with applicable codes and regulations.

Operations and reporting

• Manage maintenance budgets, expenditure monitoring, variance identification, and corrective actions.
• Guide technicians, manage MEP staff deployment between sites, negotiate vendor services, and review vendor performance.
• Address resident concerns and provide maintenance updates; recommend energy-saving measures.
• Prepare maintenance, expense, and equipment reports; verify work scopes and estimate variation work.
• Inspect renovation work and move-in/move-out units; survey assets for new AMCs and coordinate incident processes with insurance.
• Review subcontractor invoices and submit accounting reports.

Education and experience

• Bachelor’s degree or diploma in mechanical engineering.
• At least 3–5 years of experience in a similar role.
• Real estate industry experience is preferred.

Skills and qualifications

• Expertise in Microsoft Office, particularly Excel and Outlook, and ERP software.
• Excellent communication, research, problem-solving, and time-management skills; attention to detail.
• Ability to build relationships with clients, vendors, and internal departments.
• A UAE driving license is mandatory; flexibility to work after office hours.
