Role overview
Responsible for the efficient operation, maintenance, safety, and reliability of building facilities and MEP systems across residential, commercial, and mixed-use properties.
Coordinates preventive and corrective maintenance, contractors and service providers, AMC performance, inspections, and compliance with Dubai regulations and authority requirements.
Key responsibilities
- Oversee operation and maintenance of HVAC, electrical, plumbing, drainage, fire and life safety systems, pumps, and other MEP equipment.
- Conduct site inspections to identify defects, maintenance needs, safety concerns, and potential equipment failures.
- Monitor AMCs and ensure contractors meet contractual obligations and service-level requirements.
- Review equipment condition, maintenance records, and recurring faults to identify root causes and reduce operating costs.
- Prepare inspection reports, maintenance updates, defect lists, and management recommendations.
- Ensure contractors follow site safety requirements and applicable permit-to-work procedures.
- Coordinate with property management teams, occupants, tenants, security personnel, and other stakeholders on maintenance concerns.
Qualifications and experience
- Bachelor’s degree in mechanical engineering, electrical engineering, or a related engineering discipline.
- 5–8 years of relevant facilities management, building maintenance, or property management experience in the UAE.
- Good knowledge of building MEP systems, preventive and corrective maintenance, and AMC management.
- Familiarity with Dubai regulatory requirements and coordination with Dubai Civil Defence and other applicable authorities.
- Experience in contractor supervision, technical reporting, quotation evaluation, and maintenance cost control.
