Position overview

Facilities and engineering operations

• Manage day-to-day hard FM and engineering services across HVAC, chilled water, BMS, electrical systems, generators and UPS, fire systems, plumbing, lifts, lighting, and building fabric.
• Implement preventive, predictive, and corrective maintenance; analyze failures; establish corrective actions; and maintain emergency response and business continuity procedures.

Assets, maintenance data, and energy

• Maintain asset registers and equipment histories in CAFM/CMMS systems; develop lifecycle plans; assess condition, reliability, criticality, efficiency, obsolescence, and spare-parts availability; and plan repair, refurbishment, or replacement.
• Prepare long-term CAPEX forecasts and assess lifecycle cost and operational risk.
• Maintain accurate CAFM/CMMS asset, work order, and maintenance data; monitor maintenance compliance, breakdowns, response times, and outstanding work.
• Monitor electricity, chilled water, water, and other utility use; identify energy-saving measures, review system performance, track savings, and support sustainability initiatives.

Contractors, clients, and compliance

• Manage FM contractors, subcontractors, and service providers; monitor SLAs, KPIs, staffing, and performance; review technical submissions, quotations, and variations; and support tender evaluation and contract renewal.
• Serve as the primary operational client interface; maintain stakeholder relationships; lead performance meetings; report on FM, assets, energy, maintenance, and CAPEX; and resolve escalated concerns.
• Ensure UAE statutory, Civil Defence, municipality, authority, and client compliance; oversee inspections and testing; implement safe work systems; and lead incident and equipment-failure investigations.

Commercial and team management

• Prepare and manage OPEX and CAPEX budgets, monitor expenditure, identify cost savings, review contractor invoices and claims, and develop engineering project business cases.
• Lead multidisciplinary FM and engineering teams; plan manpower and shifts; set KPIs; conduct performance reviews; identify training needs; and coach staff.

Mandatory requirements

• At least 10 years of Facilities Management experience, including at least 3 years as a Facilities Manager, Engineering Manager, or in senior FM management.
• UAE experience is mandatory; significant Dubai exposure is preferred.
• Bachelor's degree or diploma in Mechanical Engineering, Electrical Engineering, Facilities Management, Building Services Engineering, or a related discipline.
• Experience managing large-scale commercial, retail, mixed-use, residential, hospitality, or similar facilities.
• Strong MEP and building-services knowledge; experience managing multidisciplinary engineering teams, FM contractors, and subcontractors.
• Experience with SLA/KPI management, OPEX and CAPEX budgets, and CAFM/CMMS systems; knowledge of asset lifecycle management, condition assessment, and maintenance methods.
• Knowledge of UAE statutory and HSE requirements; strong client and stakeholder management; excellent written and verbal English; ability to work in a client-facing management environment in Dubai.
