Job Purpose

Reporting into the Head of Projects or as advised by the management, this position is responsible for overseeing the maintenance, operation, and management of real estate properties developed by the company.

They ensure that these properties are well-maintained, cost-effective, and compliant with all relevant regulations and standards.

Property Maintenance

  • :
  • Develop and implement a comprehensive maintenance plan for all properties, ensuring they are in optimal condition.
  • Supervise and coordinate maintenance and repair activities, including HVAC, plumbing, electrical, and structural repairs.
  • Manage relationships with third-party contractors and service providers.

Budget Management

  • Prepare and manage the facilities management budget, monitoring expenses and ensuring cost-effective operations.
  • Identify cost-saving opportunities and implement strategies to optimize facility-related spending.
  • Compliance and Regulations:
  • Stay updated on local, state, and federal regulations related to property management and ensure properties are compliant.
  • Coordinate inspections and address any compliance issues promptly.

Space Planning And Utilization

  • Optimize the layout and utilization of space within properties to enhance functionality and tenant satisfaction.
  • Plan and execute office relocations or renovations as needed.

Vendor And Supplier Management

  • Negotiate and manage contracts with vendors and suppliers for services such as janitorial, security, and landscaping.
  • Monitor the performance of vendors and suppliers to ensure service quality.

Emergency Preparedness

  • Develop and implement emergency response and disaster recovery plans for properties.
  • Conduct regular drills and ensure staff and tenants are aware of emergency procedures.

Energy Efficiency And Sustainability

  • Identify opportunities for energy efficiency improvements and sustainability initiatives.
  • Implement strategies to reduce energy consumption and environmental impact.

Tenant Relations

  • Maintain positive relationships with tenants, addressing their concerns and resolving issues promptly.
  • Coordinate with property management teams to ensure tenant needs aremet.

Technology Integration

  • Implement and manage facility management software and technology solutions to streamline operations and enhance reporting.
  • Reporting and Documentation:
  • Maintain detailed records of maintenance and repair activities.
  • Prepare regular reports on facility performance, budget utilization, andcompliance.

Qualifications & Experience

  • Bachelor's degree in facilities management, electrical/mechanical engineering or a related field (preferred).
  • Minimum of 10 years of relevant experience in FM, managing high end residential buildings.
