Role Overview
Development Planning and feasibility Senior Associate role is to support the commercial feasibility and financial analysis of real estate development projects under Modon International Real Estate.
The role entails preparing and maintaining feasibility studies, assisting in financial modeling, conducting market research, and supporting investment recommendations.
The Senior Associate will collaborate with internal teams and external advisors to provide accurate data and analysis, contributing to sound commercial decision-making aligned with the company’s strategic goals.
Commercial Feasibility & Financial Analysis
Conduct feasibility studies for potential real estate development projects, including market research, benchmarking, and basic sensitivity/return analysis.
Prepare and maintain financial models (DCF, IRR, NPV, ROI, etc.) under the guidance of senior team members.
Provide analytical support for investment recommendations based on quantitative and qualitative data.
Update feasibility models based on changes in design, timeline, or costs.
Development Advisory
Collaborate with the Development, Asset Management, and Design teams to provide commercial inputs during project stages.
Assist in the preparation of business cases for internal investment committee reviews.
Support commercial due diligence activities for acquisitions or joint venture opportunities.
Stakeholder Management
Coordinate with internal teams including Design, Project Delivery, Investment, Finance, Legal, and Strategy to gather inputs for feasibility modelling.
Liaise with external advisors such as market consultants, valuers, and financial advisors for data collection and assumption validation.
Assist in preparing reports, presentations, and recommendations for senior management.
Governance & Reporting
Ensure feasibility work aligns with the organization’s development governance processes.
Support budget tracking and forecasting activities.
Contribute to the improvement of commercial feasibility processes, tools, and templates.
Qualifications
- Bachelor’s degree in Finance, Economics, Real Estate, or a related field.
- Certification in financial modeling or valuation (preferred).
Experience
Minimum 3–5 years of experience in commercial feasibility, investment analysis, or development advisory within large-scale real estate projects.
Exposure to mixed-use, residential, office, or hospitality developments.
Experience
preparing feasibility reports and supporting investment case presentations.
