Community / Facility Manager - Dubai based - Real Estate Developer - Must have MEP and facilities management - 16-18,000 AED per month

About This Role

RIG is working with one of its exclusive clients based in Dubai who are a developer.

The client has lots of finished luxury apartment towers and is looking for a Community / facilities Manager to join them.

Lead and manage all community operations with direct hands on control of technical, MEP, and

facilities management matters to ensure high service standards, financial discipline, regulatory

compliance, and protection of the Developer’s brand and asset value.

This role requires a technically strong operator capable of diagnosing building issues,

challenging FM contractors, and independently resolving MEP related problems.

Qualifications & Experience (Revised – Mandatory Requirements)

• Bachelor’s degree in Engineering (Mechanical or Electrical preferred).

• Minimum 8 to 12 years total experience.

• Minimum 3 to 5 years in Facilities Management within UAE.

• Experience working for:

• An MEP contractor (design, installation, or maintenance), and

• A Facilities Management company (hard services exposure mandatory).

• Strong technical understanding of HVAC systems, chilled water systems, pumps, BMS,fire fighting systems, and electrical distribution.

• Proven experience managing FM contracts and operating budgets.

• Strong knowledge of Mollak regulations and Owners Association governance.

• Ability to independently assess technical root causes without relying solely on

contractor input.

Preferred Profile

• Candidate who transitioned from MEP contractor → FM company → Developer side.

• Demonstrated experience handling system failures, plant room troubleshooting, and contractor

disputes.

• Strong commercial mindset combined with technical competence.

I have a salary budget of 16-18,000 AED per month + medical + visa + flights
