Context

As we continue to expand our portfolio, we are looking for a driven and commercially minded Business Development Manager to source, onboard, and manage relationships with property owners, landlords, and real estate partners.

Role Overview

The Business Development Manager will be responsible for growing the company’s portfolio of managed holiday homes by identifying new property owners, building referral channels, and converting leads into signed property management agreements.

The ideal candidate has strong knowledge of Dubai’s real estate market, excellent communication skills, and the ability to explain the value of holiday home management to landlords in a clear and compelling way.

Property Acquisition & Lead Generation

  • Identify and approach property owners, landlords, investors, and real estate agents with suitable units for holiday home management.
  • Build and maintain a strong pipeline of prospective properties across key Dubai areas and high-demand locations.
  • Generate leads through networking, broker relationships, referrals, online platforms, building management contacts, and direct outreach.

Sales & Conversion

  • Present the company’s property management services to landlords and explain the benefits of short-term rental versus traditional leasing.
  • Prepare rental income estimates, performance projections, and commercial proposals for prospective clients.
  • Negotiate management terms, commission structures, and onboarding conditions.
  • Convert qualified leads into signed holiday home management agreements.

Relationship Management

  • Develop long-term relationships with landlords, property investors, brokers, and channel partners.
  • Act as the first point of contact for new owners during the onboarding process.
  • Coordinate with internal teams to ensure smooth handover from signed agreement to listing activation.
  • Maintain regular communication with property owners and provide a professional client experience.

Market & Competitor Intelligence

  • Monitor Dubai holiday home market trends, occupancy levels, rental rates, seasonality, and competitor offerings.
  • Provide feedback to management on pricing, landlord expectations, market demand, and portfolio expansion opportunities.
  • Identify strategic buildings, communities, and property types that align with the company’s growth strategy.

Required Profile

  • Proven experience in business development with former holiday homes, short-term rentals, property management companies
  • Strong understanding of Dubai’s residential property market.
  • Existing network of landlords, brokers, investors, or building contacts is highly preferred.
  • Excellent communication, negotiation, and presentation skills.
  • Ability to build trust with property owners and explain financial/commercial benefits clearly.
  • Self-motivated, target-driven, and comfortable working with sales KPIs.
  • Professional appearance and client-facing attitude.
  • Fluency in English is required; Arabic is a plus.

Key Performance Indicators

  • Number of qualified landlord leads generated.
  • Number of property management agreements signed.
  • Number of new units onboarded and activated.
  • Conversion rate from lead to signed agreement.
  • Quality and revenue potential of acquired properties.
