Role overview

Operations and maintenance

• Oversee daily operation and maintenance of MEP and civil systems, including HVAC, electrical, plumbing, fire alarm, BMS, generators, and UPS.
• Ensure preventive and corrective maintenance follows approved schedules and standards; monitor building performance and troubleshoot recurring issues.
• Maintain uninterrupted power, water, and HVAC utility services.

Soft services

• Oversee housekeeping, cleaning, security, reception, landscaping, pest control, waste management, and façade cleaning.
• Ensure services meet approved SOPs, service levels, and hygiene standards; inspect and audit cleanliness, safety, and building appearance.
• Coordinate soft-services staffing levels, shifts, and coverage.

Vendors and compliance

• Manage FM contractors, providers, and suppliers; review reports, verify work, approve invoices, and coordinate maintenance contracts for critical equipment.
• Ensure vendors meet contractual SLAs and KPIs.
• Ensure compliance with HSE policies, civil defense, local authorities, and statutory requirements; conduct inspections and risk assessments.
• Ensure fire and life safety systems are operational and tested; lead emergency response and incident management.

Tenants, reporting, and team

• Act as primary contact for tenants and clients, handle complaints and service requests, and conduct inspections with stakeholders.
• Maintain asset registers, O&M manuals, logbooks, and drawings; prepare monthly reports covering KPIs, incidents, and energy use.
• Document handover of new assets and upgrades.
• Lead and supervise FM engineers, supervisors, and technicians; conduct performance reviews and training and ensure staff availability and productivity.

Education and experience

• Bachelor's degree in Facilities Management, Engineering, or a related field.
• Eight years of experience in facilities or building management; KSA experience is preferred.

Skills and knowledge

• Strong knowledge of building systems and local compliance requirements; familiarity with Saudi building codes and civil defense regulations.
• Excellent organizational, communication, and leadership skills; proficiency in facility management software and tools.
• Knowledge of construction materials, equipment specifications, and industry standards.
• Familiarity with procurement software and ERP systems, supply chain management, and logistics.
• Strong negotiation, vendor management, analytical, and cost-control abilities; effective coordination and ability to work under pressure and meet deadlines.
• Arabic language skills are an advantage.

Preferred certifications

• Supply chain management or procurement certification, such as CIPS, is preferred.
• Relevant safety and compliance training and membership in an appropriate professional body are preferred.
