Qualifications

• A bachelor's degree in real property valuation, urban planning, economics, finance, geography, commerce, or a related discipline is listed.
• AIC candidacy toward the AACI, P. App designation is noted as preferred, not an absolute requirement.
• Candidates should be willing to attend site visits and assist with property measurements, photographs, and documentation.
• Strong research skills, accuracy, and the ability to organize property information for reports are required.
• High proficiency in Excel, Word, and real estate database platforms is required.
• A valid driver's licence and access to a car are recommended.

Market research and property data

• Research development applications, competing projects, housing-market updates, land listings, and comparable sales.
• Use property databases such as Geowarehouse, Altus Data Solutions, and RealTrack, and maintain proprietary sales databases and templates.
• Research municipal official-plan designations, secondary plans, and zoning classifications.
• Analyze property approvals, plans, budgets, marketing materials, presales, unsold statistics, and ground leases.

Inspections and appraisal reporting

• Attend physical site visits and property inspections with designated senior appraisers.
• Assist senior appraisers and managing directors in preparing CUSPAP-compliant appraisal reports.
• Analyze comparable land sales and listings and support adjustments for reasonable market-value estimates.

Valuation analysis

• Conduct direct-comparison and land-residual analyses for development land, including residential, industrial, retail, multifamily, office, right-of-way, expropriation, and special-use properties.
